Most of the time our holiday properties book out for the Full week (7 nights), however there are times during some Off Peak periods or last minute where Short Breaks may be arranged with certain properties. They can be either 3, 4, 5 or 6 nights and are priced accordingly. This semi-detached spacious studio apartment is situated above a garage in the grounds of the owner's main residence and has great views across the River Taw. Recently converted, the contemporary accommodation is accessed via stairs which conveniently separates the sleeping from the living area giving a real sense of space. This light and airy studio is ideal for discerning couples looking for a quiet retreat.

There are plenty of pubs and restaurants in the area and the seaside village of Instow is short drive offering a sandy beach and places to eat. The regional centre of Barnstaple is less than 1 mile offering shopping, cinema and theatre as well as a large variety of restaurants. The North Devon coast has many beaches to enjoy including Westward Ho!, Saunton, Croyde and Woolacombe. Nearby you will find the Tarka Trail great for walking or cycling along the coast and Exmoor is just a short drive offering moorland walks and quaint villages. Attractions such as Arlington Court, Tapeley Park and Gardens and RHS Rosemoor Gardens are all worth a visit and horse riding, fishing, golf and plenty of walks are all available locally. 

The studio-style accommodation offers ONE bedroom/lounge/kitchen: open-plan with a spacious sleeping space with a double bed, comfortable lounge with flatscreen TV, Freeview, DVD, hi-fi and breakfast area. The kitchen area is stylish and well-equipped with an electric oven, gas hob, fridge, microwave and washing machine. Shower room: adjacent to the sleeping area, with a double shower with WC. Outside: accessed via sliding doors from the lounge, is an enclosed decked balcony with seating and BBQ, a great spot for relaxing and enjoying the river views across the shared gardens. Guests are also welcome to enjoy the owners’ lovely lawned gardens. Amenities: ample off-road parking. Bed linen, electric, towels and central heating included. Regret no pets or smokers. Location: beach 4 miles, pub walking distance, shop 0.5 mile.
