A superb barn conversion in the rural parish of Linkinhorne, perfect for family breaks and exploring the whole region thanks to the central location of the property.

Situated in the countryside, although this beautiful property is attached to the owner’s home, you are guaranteed seclusion. On the edge of Bodmin Moor, there are plenty of opportunities to stretch your legs and explore the Cornish wilderness, whilst the Jamaica Inn is also nearby for a hit of culture and history. Sibleyback Lake is just over six miles away, offering an array of water sports and activities, with Trethorne Leisure Park and St Mellion Resort within easy reach. Ideally located for both the north and south coast, the seaside villages of Polperro and Looe, and the golden sands of Padstow and Polzeath, are easily accessible, with a beach in West Looe a short drive being perfect for dog walks. Plymouth within driving distance for a huge range of eateries, shops and amenities.   

The large and spacious lounge/diner welcomes you into the property, with plenty of room for all the family. Comfortable furnishings mean you’ll be able to relax when watching the large Smart TV/DVD. There is a wood burner for the colder months (first basket of logs included) and a large dining table to seat up to eight people in front of French doors out onto the balcony. The kitchen/diner is light and airy, with another large table and seating. The kitchen comprises of an electric oven and hob, fridge, dishwasher, microwave and coffee maker, and a radio/CD. There is also a shower room with WC. On the lower ground floor, there is an additional snug lounge, which has a comfy sofa and large TV/DVD and ports for plugging in any consoles you wish to take. There is a door to an enclosed patio area, and steps down to the utility room, with washing machine, tumble dryer, freezer, additional fridge, and large storage space. On the first floor, there are four bedrooms: the master bedroom has a king-size bed, TV, and en-suite shower room with WC. This is accessed via a large bedroom with twin beds, with a further twin bedroom and another room with double bed. The main bathroom on this floor has a bath and WC.

Outside the property benefits from a private balcony with lounge chairs for soaking up the sun, accessed via the lounge/diner. There is also an enclosed patio area with garden furniture and gas BBQ, and adjacent to the cottage is an acre of fenced grass for games and dogs. Football goal and badminton set available. There is private off-road parking for four cars.
 

Dogs are charged at £20 each per full or part week.

8 of us (all adults) stayed at Patrieda Cottage and we were all very happy with it. The living room was plenty big enough with a big sofa and dining table. The bedrooms were nicely decorated and the beds were amazingly comfortable. We stayed in September so we didn't need any form of heating and we were very comfortable. The owners live next door aRead morend they were very welcoming and informative about the cottage and the area. If we visit Cornwall again we would definitely hope to stay here again! Hide

We had a lovely stay at the cottage in August 2019. Small village - 1 pub & narrow lanes on approach. Annette & Richard were very welcoming and approachable & the milk, eggs, biscuits etc on arrvial were a nice touch. The cottage is clean, spacious & well located for Looe & Polperro (25 min drive), Fowey (40 min drive) & Mevagissey (50 min drive). The cottage was lovely and spacious, clean and tidy. There were 8 of us and a dog and we never felt overcrowded. The kitchen and utility room were well equipped and the four children in our group enjoyed the space of the extra tv room. The bed in the master bedroom was the most comfortable I have EVER slept in. Fantastic property and great central location. Gas Bbq was first rate looked brand new. Kitchen had more than ample utensils and crockery. this is top rate place and the hosts were lovely too. Location was very central for north and south coast and we saw a lot more of Cornwall this visit. The field at back was Great for the kids

The cottage was in the perfect setting as we were down for a friends wedding only a mile from the venue.You did have to drive to the nearest shop for provisions which was a ten minute drive but on arrival there was a tray with tea, coffee, sugar, milk and freshly laid eggs and treats for our Labrador. Wonderful holiday home. The owners really have thought of everything. The king sized bed is the comfiest ever. We could not fault the house at all. If you wanted something it was there.
