This delightful property occupies a fabulous elevated position, boasts lovely views of the surrounding countryside, and provides a great base for a fun-filled holiday whatever the time of year.

Perfectly situated in an Area of Outstanding Natural Beauty in the Blackdown Hills and East Devon, there is much to see and explore including steep ridges, valleys, picturesque villages, ancient features and historic houses. The ever popular and world renowned Jurassic Coast and the delightful seaside resorts of Lyme Regis, Seaton, Sidmouth and Exmouth are within driving distance, as well as Beer, Branscombe and Budleigh Salterton. The stunning cathedral city of Exeter half an hour away by car, boasts an array of shops, bars, restaurants, cinemas and theatre, and the pretty market town of Honiton is even closer and is a mecca for antique hunters. Other attractions and places of interest include Crealy Adventure Park, Escot Gardens and numerous National Trust properties and gardens.

Stepping into the property you are immediately greeted by a beautifully light and airy kitchen/diner with two electric ovens and five ring hob, microwave, fridge, freezer and dishwasher. The next room is a spacious yet cosy lounge with patio doors to outside and here, comfortable sofas sit in front of a TV/DVD and warming wood burner. The final rooms on the ground floor are a king-size bedroom, a single bedroom with single bed and additional single futon-style sofa-bed (suitable for a child), and a bathroom with shower over bath and WC. Heading up the stairs and on to the first floor the rest of the bedrooms can be found, there is another king-size with TV and single futon-style sofa-bed (suitable for a child) and en-suite bathroom with shower over bath and WC, a further king-size, and two twin bedrooms. There is also a bathroom with hand-held shower over bath and WC which services these bedrooms.

Venturing outside a large garden area surrounds the property and boasts a hot-tub, enclosed lawn, patio area, garden furniture, garden games and charcoal BBQ. Further to this there is access to a shared games room with table football, table tennis, pool table and selection of board games provided and a shared utility room with two washing machines and a tumble dryer. There is ample off-road parking located on the private driveway.

Dogs are charged at £20 each per full or part week.

A well appointed cottage in a pleasant rural setting, well equipped to a good spec. with several things provided. Owners are on site giving the benifit of local knowledge and good attention to the hot tub. Ample parking space. A very enjoyable holiday

The cottage is spacious and comfortable; really well-equipped in the kitchen. There were some boardgames, recipe books and outside games as well as the hot tub. It was only half an hour to a good beach. The owners were lovely and really helpful.

Buzzard Cottage was a great location for a large family group, the onsite owners were very friendly and helpful. We appreciated the little extras on arrival. The games room pool table was 50p a go, but the other activities were free and a nice of games in the house too. Kitchen was well stocked and fit for purpose for a large group. A very nice property. Plenty of room for three families (6 adults & 4 young children), nicely located in the countryside but close enough to everywhere we wanted to visit. Hot tub very welcome after the kids were in bed!
