Relaxing is high on the agenda with this property and you'll marvel at the scale from the inside.  Truly generous in every way, we loved the enormous windows which let light flood in throughout the house.

With heaps to explore in the surrounding area, the house is close toThe Mortimer Trail which runs through the Welsh Marches and many other gorgeous walks for all levels.  Offa's Dyke, the natural border between England and Wales, is close by too. Hay-on-Wye is home to the internationally acclaimed Hay Festival at the end of May each year, and is easily reached from the property. Nearby Presteigne and Kington have thriving craft industries, and Hereford, with its beautiful Cathedral housing The Mappa Mundi, is also within easy reach. Nearby attractions include Croft Castle, which is worth a trip with a picnic has 1500 acres of woodland and parkland.

On the ground floor you will find a gorgeous sitting room with comfortable sofas and chairs, a wood burner (logs included) Sky TV, DVD and iPod Dock and a cosy snug/games room with wood burner (logs included) Sky TV and DVD. The fully equipped modern kitchen leads onto the dining room with open-fire. This room can also be closed off for celebrations and professional caterers.  The kitchen has electric range oven and hob, microwave, fridge/freezer and 2 dishwashers and there is a handy utility room with washing machine and tumble dryer.  A double bedroom with en-suite shower room and separate WC is also located on this floor.

The first floor has 3 super-king-size zip-and-link beds (which can be made into twins on request) all three with en-suite facilities. One of these has a dressing room off and an additional single bed. There is also a twin room and a single room on this floor which share a family bathroom.

On the second floor there is 1 super-king-size bed (which can be a twin on request) and a quad bedroom (four singles).This floor shares a family bathroom.

Outside you will find incredibly spacious lawns, tables, chairs and an eating area on raised decking outside the kitchen, perfect for al fresco dining. There is a cleverly converted wood shack, complete with table, chairs and outside heating, for evenings staring up at the stars. There is also a large barn available as a play area with tennis area and table tennis.

The cosy and welcoming atmosphere makes Upper Farm perfect for a small group of friends or family as well as a larger group.

Fifteen of us, of all ages, gathered to celebrate our golden wedding anniversary - perfect location and provision for this. The hamper and fruit bowl were a welcoming start, and the house was well provided with ample accommodation and comfortable beds for all. Lovely big property in a beautiful setting. Loads of space, comfortable beds and nice bedding and towels. Loads of crockery and glasses, and 2 dishwashers were a plus when catering for so many people. We loved having the barn for tennis (plenty of balls and rackets provided), lots of outside seating (including small covered area with heaters) and 2Read more BBQs for use. Large, en-suites on pretty much all bedrooms, great kitchen - want for nothing, communication with owners was simple. We had a group of 16 and was ace with a nights spent round the huge table, large lawn for games and a barn for table tennis and pickleball. Lovely all round. 5 stars.

12 of us had an amazing weekend at the farm. Everything you could need for a great stay. Warm and welcoming from when we first pulled up until we left. Lots of fun was had by all across all 4 days. Plenty of places to visit locally but most of us stayed at the farm all weekend with plenty to do and see there!

A really lovely property in a stunning location. We were a family of 16 with 3 dogs. Beautiful walks close by and the youngsters all enjoyed ParkRun and canoeing in Hay and table tennis and tennis in the barn. Loads of space both inside and out which meant we were not on top of each other. The fruit bowl and hamper were a lovely touch, very welcoming. The house was spacious, plenty of room for us (8 adults, 3 children and 3 dogs). Views were spectacular.

Beautiful house in a lovely quiet location with great views. All bedrooms comfortable and plenty of hot water. Well equipped. Shame the local pub was closed but not a huge issue as we all had an excellent time.

Superb large country home, in lovely isolated venue. We had a group of 15 ranging from 3 to the birthday girl at 90, and we all loved it. Everything was provided and there's lots of space including 2 lounges, large dining room and lovely gardens. Would highly recommend.

We had a fantastic stay and our family group of 14 had ample space in this very large and comfortable house. It is in a beautiful location and even on the days that it rained we were still able to have some active fun in the barn, playing tennis - what a great facility!

Brilliant We had the whole family - 13 people and 3 dogs. Age range from 5. - 72 and something for everyone. We dined better than any restaurant or hotel in the area. All it took was a little planning and forethought. Many thanks to the staff who prepared the house for us. We have come away with many happy and valuable memories.

We were a large group, ages 1-70, and the house was absolutely lovely. In particular, the privacy, peace and quiet, the beauty of the outlook/garden and area, well equipped playbarn. Ideal location for a family holiday. Spacious and stylish while being comfortable and in keeping with a magnificent and well equipped home. Barn gave an extra dimension for those not yet tired out from beautiful country walks. Cannot recommend highly enough.

Upper Mowley was very well equipped to cook and cater for our 13 guests . Lots of lovely comfortable clean beds and towels . Plenty of space indoors and outdoors for seven grandchildren to run around whilst adults relaxed on the patio. Tennis court very popular

The house suited us perfectly with 4 families and 15 people the bedrooms were just right and 2 beds to spare , the kids enjoyed the barn and it worked well considering the weather as it rained constantly on Saturday and Monday, Sunday dry what a difference Overall excellent choice for our family celebration of my wife's 70th birthday

14 of my family stayed at the farmhouse to celebrate a special birthday. The fact that there are no houses nearby was ideal, as we had a big celebration on the night. Beautifully spacious yet cosy house. We're a big family group ranging from 7-70yrs old & all enjoyed their stay. It was very clean & there was a lovely welcome basket on arrival. All the bedrooms are spacious but the large king-size bedroom at the front of the house on the first floor is particularly grand & has a lovely ensuite bathroom with roll-Read moretop bath & separate shower cubicle. We visited for a family Christmas. The house was warm and welcoming and so beautifully decorated for Christmas it felt quite magical. Our group ranged in age from 12-80 and everyone felt their needs were catered for.
