Contemporarily styled seaside property, just a short walk from the attractive village of Instows sandy estuary beach, sand dunes, and pubs.

This property is located in the village of Instow, a particularly attractive waterfront village which is located on the estuary of the rivers Taw and Torridge. The sandy beach is a lovely place to relax and play, whist the village itself is an enjoyable place to wander around and enjoy the various pubs and restaurants. In the warmer months, a ferry runs across the estuary to the neighbouring harbour village of Appledore, a picture-postcard village, with pretty fishermen’s cottages and a working harbour with fishing boats and pleasure craft. Just five miles away, the beach at Westward Ho! offers a wide expanse of sand and is popular with families and surf enthusiasts alike, in fact there is even a surf school here, so visitors can have a go at catching a wave.

On entering this property, guests will find themselves in the open-plan lounge/kitchen/diner, with its spacious seating area, with comfortable seating, TV/DVD, and a dining area with table seating six. The kitchen area is tucked away in its own corner and is well-equipped with an oven, hob, microwave, fridge/freezer, dishwasher, and washer/dryer. Open tread  wooden stairs lead from the lounge area to the first-floor accommodation, where there are three bedrooms. The first of these is a pleasant double room, while a second room has twin beds, and a third is a cosy bunk bedroom (not suitable for adults). The bathroom, which is also located on the first floor, offers a shower-over-bath and WC.

Outside, to the rear of the property, and accessed through the kitchen area, there is an enclosed patio garden with garden furniture and a BBQ, which makes it a great place to enjoy an ice cream bought from the locally famed Hockings vans. There is allocated off-road parking provided for one car and restricted on street parking for any additional cars.

Dogs are charged at £20 each per full or part week.

Comfy and spacious cottage, very close to a lovely beach and pubs which are both dog friendly. Please note dogs not allowed upstairs in the cottage or on the furniture.

Not 4* in my opinion. Tired and lacked care and attention inside and outside the yard needs the weeds clearing and to be made a little more attractive as does the front porch.

The house is in a perfect location being a minutes walk from a dog friendly beach and all pubs and restaurants. The house itself was quite adequate but unfortunately due to being in a residential area I believe the property is unsuitable for a holiday rental as some of the beighbours made you feel very unwelcome. The back yard which is a sun trap aRead morend provides outdoor seating with a barbeque couldn't really be used as we felt uncomfortable due to the close proximity of the neighbours back door. Hide

Fantastic location and a good property but agree with others that it is slightly overpriced, it is tired around the edges with the bathroom a particular issue with extremely low water pressure. All this being said we would head back, the location is amazing and the property just needs some TLC.

We had a lovely holiday in this lovely home which was perfect for our needs. Two minutes walk to large beach, where we could let our dog off the lead to run around with all the other dogs. Perfectly positioned for visiting other local places, ie Ilfracombe, Woolacombe, Clovelly, Bude etc.
