Ashford in the Water is a pretty and popular Derbyshire village, located in the heart of the Peak District National Park. Sitting on the banks of the River Wye, three bridges cross this free flowing river making it an idyllic waterside setting. The village pub is welcoming and popular among locals, while you will find almost everything you need for your stay in the village shop. Walkers will enjoy setting out on the Monsal Trail, while the riverside cricket ground offers a relaxing spot to enjoy the game.

The cottage is accessed through a porch into the spacious beamed sitting room. With a log burning fire set in a traditional gritstone fireplace, this family room also features a writing desk for those working while they’re away, plus striking stone casement windows. Next door, the spacious kitchen has been beautifully fitted with cream units, granite worktops and clean white splash back tiles. To make your stay extra special, why not request a food hamper when you book? Enjoy your meals in the formal dining room, which has a large table, gritstone fireplace and exposed beam. Or retreat to the conservatory for a relaxing afternoon’s reading.

Upstairs the master bedroom is full of character, with a vaulted beamed ceiling, gritstone fireplace and a sitting area in the large bay window on which to look out over the garden and river, there is an en-suite bathroom with wash basin, toilet and shower which is tastefully decorated in keeping with the cottage . The two other bedrooms have twin single beds, pretty linen and traditional stone windows, while the family bathroom has a separate shower cubicle and bath, wash basin and toilet.

Outside, there is a lovely large patio to sit and enjoy the views of the mature gardens, which run from the cottage down to the water’s edge and is fenced off for the safety of younger visitors.  There is a further large area of pasture beyond and friendly chickens which roam the grounds.

Our holiday was excellent. Rookery Cottage location is idyllic. From the moment we walked through the door we felt relaxed and comfortable. This is a property with much thought put into it. The highlight was outside, what a stunning setting, the River Wye was beautiful as were the ducks, geese and swans. A beautiful cottage with real history helpfully captured in a booklet by the hosts. A river at the end of the garden, and some chickens for outdoor company when relaxing in the sun. The location is fantastic, with great walking sites all within striking distance, good sustenance in the local pub, and even more so in nearby Bakewell. Rookery Cottage is absolutely beautiful. An idyllic location and everything you need for a home from home stay. The owners are so friendly and leave special touches to make your stay more memorable. We wouldn't hesitate in recommending Rookery Cottage and we hope to stay again.

Idyllic setting, a beautiful spacious cottage and well equipped. Our granddaughter loved feeding the chickens & having a fresh egg for breakfast. The wine & milk were a welcome surprise too.

Do not hesitate to book this amazing cottage , its beautiful. Fabulous, warm and cosy with top fittings and fixtures Chickens running to greet you was so lovely and they certainly love the food the owners left for them, just incase you want to feed them . The owners live next door but never felt intrusive

Lovely positioned cottage on edge of village with River Wye at bottom of garden , about 30 metres . Very private , not overlooked , lovely view . Well equipped and clean .

A wonderful period property with an interesting history and great outside space, well presented and plenty of space for six. Ashford in the water is a lovely village with great access to Bakewell.

Its rare that an online description of a property under values the real thing . This house is welcoming and situated in beautiful surroundings. With tasteful decor and furniture there is everything that you may need for enjoyable holiday .
