This charming property is situated within walking distance of the spectacular sandy beach of Instow. Within the village you will find a wealth of fine pubs, cafés and restaurants. If you fancy a change of scenery, why not visit Woolacombe, Croyde or one of the many other sandy beaches that help make North Devon such a popular destination? Nearby Westward Ho!, known for its beautiful beach and unique pebble ridge, has an array of restaurants, bars, shops, cafes, amusements and also a championship golf course. Local market towns including Ilfracombe and Bideford are well worth visiting, and there are many other attractions including The Big Sheep, The Milky Way Adventure Park and Lundy Island.

On entering this delightful property you are greeted by a beautiful hallway giving access to the kitchen/dining room, lounge and utility room. When exploring the spacious and vibrant lounge you will discover it is the perfect place to relax after a day of adventuring and comes complete with a concealed TV. Large patio doors which onto the terrace which all boast stunning river views. Heading into the bright and airy kitchen/diner, you will find an ideal dining area enjoying more of those breath-taking views. The elegant kitchen is equipped with everything you may need including electric oven and gas hob, microwave, dishwasher, fridge/freezer and coffee machine. Exploring further, there’s a utility room with washing machine, tumble dryer and fridge/freezer you will also find a drying room, with wet suits hanging rail, and a wet room with double shower as well as the ground-floor WC.

Heading back into the hallway and making your way up to the first floor you will find the family bathroom with bath and shower attachment and WC, heading up a few more steps there are three comfy bedrooms.There’s a super-king-size with en-suite shower and WC, and a king-size with en-suite bath with shower attachment and WC. Both of these rooms offer superb river views. On this floor you will also find a comfortable twin room.
Moving up to the second floor you will be meet by a incredible view through the French doors onto the balcony and beyond to the estuary. On this same floor a twin bedroom can be found with en-suite WC and separate partitioned bath. Also on this floor is also an en-suite double with en-suite shower room.

From the lounge or kitchen you can step outside onto the large balcony/terrace to enjoy the stunning views. You will also find steps down into the enclosed rear garden with garden furniture, BBQ and fire pit which is the perfect place to relax at the end of a great day.

Caynham is a lovely holiday home. Great location with stunning views. Easy 5 minute walk to the beach in Instow and ferry across to Appledore. Lovely deli and great pubs in the village. Very comfortable, cozy house for a group of 8. Great location for walks to pubs, beach and coastal footpaths. We had very poor weather but still had a great time.

The house is in a wonderful location with easy walking access to the beach, the Tarka trail, the pubs and the super Deli shop. There is plenty of space in the house and it is well equipped, providing facilities for three generations of family. The view from the terrace an bedrooms is really lovely. Caynham is a lovely cosy house set in an idyllic location with fantastic views over the estuary. It has a lovely 'lived-in' feel about it, making it very welcoming. Eating inside or outside, there is plenty of room for up to 10. The bedrooms are all really comfortable too and the fact that most of them have their own own en-suite is a real bonus. I think this is the most beautiful house we have stayed in and we have stayed in quite a few. Location could not be better, very well equipped kitchen and, oh my, the beds are so comfortable. Plenty of hot water and a very cosy house, especially in January. We will return.
