This lovingly decorated cottage is located on a 22 acres fruit farm, nestled in the pretty village of Egerton, a picture perfect Kent village, with a local pub, shop, and restaurant. Heading a little further from the cottage will lead you to the market town of Tenterden with its wide selection of independent shops along a beautiful tree lined high street, Leeds Castle, a great family day out, and a whole host of stunning National Trust houses, gardens and numerous other wonderful locations. For those who like the great outdoors, there are some great local walks leading to local villages, which can be finished with a stop at the local pub for a spot of refreshment. Although on a working farm, you will feel like you have the entire place to yourselves.

Enter the cottage through the front door which opens into the light and spacious open-plan lounge/kitchen/diner with breath-taking views across farmland. The lounge area has a wood burner, comfy sofa and two armchairs and a Smart TV with access to Netflix. There is table suitable for four people to dine at and a cupboard with a selection of board games and books. The kitchen area has all the equipment you would expect, including an electric oven and hob, dishwasher, microwave, fridge/freezer and a washing machine. A corridor leads from the kitchen area to the two bedrooms. The master bedroom has a King sized bed and French doors with fantastic views across the rural surroundings. The second bedroom has twin beds and there is also a bathroom with a slipper bath, separate shower and WC.

French windows in the lounge, lead out to a large south facing patio area with a patio table and chairs, a charcoal BBQ and a cottage garden. By arrangement, there is access to the owner's farm where guests are welcome to pick their own fruit (depending on the season) and collect eggs from the chickens. The children and adults alike will have a great time feeding the animals.  The owner can arrange bicycle storage.

It was a lovely week in a beautiful cottage in beautiful surroundings with chickens, apples, villages, towns and two guinea fowls that came to greet us daily.

The photos don't do this property justice! Such a homely feel inside, and we just loved the garden and being on the farm. We were all besotted with the chickens and guinea fowl, the children loved exploring the farm, and we loved eating outside with the views over the field and orchards. Toll farm cottage is our favourite place ever! We have been 4 times now and will continue to return. Super relaxing area, been hot every time we have been, 30 mins to beaches and Arthur is the best host, nothing is ever too much trouble, genuinely lovely chap. See you again soon!

This was our third and definitely not the last stay at Toll Farm Cottage. It is a really nice place, with many things around to see and do, or just relax. As always, Arthur and Claire gave us a warm welcome and made us feel home. We really enjoyed it! Thanks !!!!!

We had a lovely few days at this spacious cottage that is set in a peaceful, beautiful location. It was very relaxing to sit in the garden which has a great view over the field and orchard. The wildlife were fantastic too. We will miss the sheep with their lambs, the guinea fowl, rabbits and dove. Highly recommended.

We strongly recommend this property ! We have a great time in this very nice cottage which was ideal for a family. Our 2 boys really enjoy the place and the proximity with farm animals. We've really appreciated the owner attentions for us and our 2 boys. It was very easy to join and exchange with the owner.

We had a delightful stay at Toll Farm Cottage. Arthur was a very kind host bringing us fresh eggs and apple juice from the farm and inviting us to pick the rhubarb that was in season. The cottage was very comfortable and our daughters loved seeing the guinea fowls, chickens and, of course, Easter lambs! We thoroughly enjoyed our stay in this delightful cottage. The interior is cosy, comfortable and well-equipped. The sunny garden is a lovely peaceful place to sit.

This was our second stay at Toll Farm Cottage and we really loved it. It is an absolute lovely place where our 5 year old son could play around while we had been a relaxing time sitting outside, enjoying the brilliant view over the field and trees. The outside space is great. Lovely views and peace and quite with the exception of the resident Guinea Fowl which occasionally wake you at 5am. There are chickens and two doves as well.
