Bright cottage located in the village of Hawkshead, ideal for a family break in the stunning Lake District.

This cottage is situated in the village of Hawkshead, known for its connections to Beatrix Potter and William Wordsworth. There are several National Trust properties here, amongst the traffic-free villages narrow streets and flower-filled passages, and a range of pubs in which to enjoy a homecooked lunch or a quiet pint. The village is within easy driving distance of two the region’s most famous lakes: Windermere and Coniston Water, each offering a range of activities both on and off the water.

This contemporary cottage offers family-style accommodation across two floors. On arrival at the property, guests will first come to the porch which leads into the open-plan living space, the lounge/kitchen/diner. In this stylish room, they will find a dining table seating four, as well as comfortable seating in the lounge area, which has a TV and DVD. French windows from here lead out to the property’s patio garden. The kitchen area is separated from the dining area by a breakfast bar with high bar-style seats. The kitchen itself is well-equipped with an oven, hob, fridge, microwave, dishwasher, and washer/dryer. Stairs lead to the first-floor accommodation: two bedrooms and a bathroom. The master bedroom has a king-size bed and benefits from a contemporary en-suite shower room with WC. The other bedroom is an attractive twin room. The bathroom has a shower over the bath and WC. There is a small freezer located under the stairs.

Outside, there is a secure enclosed patio garden to the rear of the property, which has garden furniture, making it a great place to relax with a drink or perhaps enjoy an alfresco meal. Parking is available for one car just in front of the cottage.

Lovely cosy cottage in great central location. Very comfortable and clean throughout. Very warm cottage which was great given the amount of time we had to dry our waterproofs. Would definitely return or recommend to anyone.

Fantastic cottage with its own parking (which is brilliant) Even better location just a quick walk around the corner and your in the centre of the village ! We couldnt of been happier with this place! We highly recommend.

Super little place. A few minutes walk from the centre of Hawkshead. Lovely open plan kitchen/living room and diner looking out onto its own patio area. With a really good clean inside and tidy up of the garden, this place could be a gem.

Other than the mentioned. This was a fabulous cottage, we loved it, it was very cosy and warm and homely. The beds were very comfortable and the showers were powerful and very hot etc. The kitchen was very well equiped and clean. It was perfect. The village was a 2 mins walk with lots of pretty pubs to sit in and lovely unique little shops. FabulouRead mores central location and loved Hawkshead, one parking space outside which was a little tight to get into but fine. We throughly enjoyed our time ther Hide

The cottage was perfect in almost every respect, comfortable, spacious, very well equipped, location. The only problem was nowhere to put clothes etc in the second bedroom. When staying with friends it is rather awkward to be sharing the wardrobes in one bedroom!!

A delightful cosy & well appointed Cottage, a lovely situation close to the centre of Hawkeshead & a good location for exploring the area & fells We had a great week of fell climbing all around the Lake district & it was always nice to return to this welcoming Cottage each evening.

11 Kings Yard is perfectly situated to enjoy all that Hawkshead offers. There are good walks from the village and when you come home from a long walk 4 pubs to choose from. The cottage is comfortable, plenty of comfy seats and a lovely dining area. The kitchen is well equipped and we very much appreciated the welcome pack after a long drive. Cosy, well appointed property in the middle of charming Hawkshead. Perfect for our family of 4 as there is loads to do in the surrounding area with kids (ours are 4 & 7) and the relaxed local pubs in the village meant we didn't need to cook every night. We would come again
