Beautiful, eco-friendly, detached property in a stunning rural location near Hawkshead, beautifully finished by skilled local craftsmen.

This cottage enjoys a simply stunning location in amongst a small cluster of cottages close to Tarn Hows, a National Trust managed area of countryside, which offers a circular accessible walking route with beautiful mountain views. The villages of Coniston and Hawkshead are both under two miles away, each offering a range of shops and pubs, whilst Hawkshead also has The Beatrix Potter Gallery. Coniston Water and Lake Windermere are both a short drive from the property and offer a range of water sports and pleasure cruises, meaning that everyone can enjoy the lakes, whether you want a relaxing or active holiday.

This detached cottage offers guests a wonderful place to stay in the stunning surrounds of the Lake District. Entering the cottage through the entrance hall, guests will come to the spacious living room. There are two distinct areas to this room, which can be divided by glass doors into two separate spaces if desired. The lower end has the TV and DVD, as well as French windows which lead out to the patio, whilst two steps up lead to the second area which is dominated by the impressive stone fireplace which now houses the cosy wood burner. This space makes a relaxing retreat, with its comfortable seating and window seat which offers scenic views across the valley. The bespoke kitchen has been thoughtfully and stylishly finished and is well-equipped with a Range cooker, hob, fridge, freezer, and dishwasher. The washing machine and tumble dryer can be found in a separate utility room where you will also find a very useful drying cabinet.  The property’s dining room is located in a light and airy extension, which benefits from French windows giving access to the garden and an additional TV. Upstairs, there are three bedrooms. The first of which is the master-suite with double bed, TV, and en-suite shower room with WC. The two further bedrooms are a double and a twin, which, again have their own TV. The main bathroom has a shower over the bath and WC.

Outside, there is an enclosed garden, which is perfect for all the family with both a lawn area and a large patio seating area with tables and chairs. Off-road parking for two cars is provided. Bikes can also be stored in the garage. The property’s owners are rightfully proud of the cottage’s eco-credentials, which include a ground-source heat system and solar panels, which keep the property lovely and cosy.

Dogs are charged at £20 each per full or part week.

We loved our stay! The cottage was prefect for four adults and our one year old. Great location! The cottage itself is a little bit tired and could do with some TLC - small things that would be an easy fix like getting al the lights working etc.

We fully recommend the property but there were a few annoying aspects.The amount of washing up liquid provided was parsimonious.A table light did not work.The heating upstairs was not functioning in the evening.The water for the bath was not hot enough for a bath one evening.

This is a beautiful homely cottage in a quiet hamlet. Its really well equipped and a perfect location for Ambleside, Coniston and the surrounding fells and valleys.

The house is in an ideal location, however, for the money spent to stay here for 1 week, we will not return. Uncomfortable beds and inadequate facilities have let this place down. Weve stayed in far better.

Lovely traditional but light cottage in a beautiful and quiet location in a small but very pretty garden. A number of walks from the cottage but also well located for central lake district area. 20 min walk to outgate inn - unfussy but v well executed traditional pub food (and dog/walker friendly) with garden.

Lovely peaceful Lakeland cottage with nice views to the rear from the dining area and bedrooms. Relaxing light filled lounge with patio door looking out on to the garden. Long way from parking to carry luggage etc.

We have returned to Knipe Fold Cottage several times now as it's in a lovely, quiet location, with walks from the door, good access to many wonderful walking areas and some great pubs. Very well equipped and comfortable with plenty of space for everyone. The small but pretty enclosed garden, utility room and good drying facilities makes it easy to Read moretake the dog! Hide

Lovely cottage in a beautiful location. The sweet welcome pack on arrival was a nice touch. Knipe fold Cottage is in a lovely little hamlet and very quiet, but it was perfect for us. It is within easy reach of all the Lakes main attractions and only a short drive to Hawkshead and Ambleside. Absolute beautiful cottage in the heart of the lakes. Very cosy and garden is very nice. lots to do around the area. Wi fi has limited speed at times, 10-12mb but drops down often to 1mb. Garden is dog friendly walled all round. Parking for 2 cars (1 in Garage which I did not use) but one car would need to be small. When we opened the cottage door for the first time, we were greeted with a large empty food cardboard box on the floor in the area where the wood burner is. A fantastic cottage well located for walks around Coniston, the Langdales and Windermere. Only an hours drive to Buttermere and the Borrowdale valley. Recent renovation with underfloor heating and a lovely garden.

Lovely cottage, good sized rooms and quiet location. Not easy to find at first though and we would probably choose one slightly nearer to a pub next time. Good washing and drying facilities. Kitchen lacking a bit with good utensils but it had a large oven and dishwasher. Lovely views from the bedroom windows. Knipe Fold was a lovely cottage - we had a great week there. The fantastic weather meant we could take advantage of the garden, which was great for our 18 month old grandson and also safe & secure for our dogs. Love the space of the house, worked well with 4 adults, toddler & 2 dogs. This was a beautiful cottage in a stunning location. We brought a dog and a one year old as well as our older children (11 and 13) so the spacious and beautifully maintained garden was a God send. The rooms were cosy and comfortable and the kitchen facilities were excellent. The gorgeous village of Hawkshead was only a 20 minute walk away. Id buy tRead morehis place in a heart beat if I could! Knipe Fold is very well situated,in a quiet hamlet but only minutes by car from Ambleside and Hawkshead. There are three good pubs within walking distance or a short drive away. It's a great cottage for dogs with plenty of downstairs space, a good utility area, and a safe, enclosed garden. There are lots of walking opportunities from the door.
