Pretty Grade II listed cottage in an ideal location on the outskirts of the popular village of Hawkshead, within walking distance of National Trust properties and local pubs.

Hawkshead is one of the region’s most popular villages, thanks to its associations with writers Beatrix Potter and William Wordsworth. The Beatrix Potter Gallery is here, with its changing exhibitions about the author and her work, whilst visitors can take a look inside the historic Grammar School where Wordsworth was once a pupil. Lake Windermere is just five miles to the east of the property, whilst Coniston Water is around the same distance to the west. There are plentiful opportunities for walking and climbing within easy reach of the property, allowing visitors to be able to make the most of this stunning region.

Entering this property through the pretty porch, guests first come to a hallway, off from which they will find the cosy and homely lounge. The beams and open fire, add to the atmosphere of this room, where there is comfortable seating from which guests may like to watch the TV at the end of a busy day. Across the hallway from the lounge is the dining room which also benefits from an open fire. An archway leads from the dining room through to the kitchen which is equipped with an oven, hob, fridge, microwave and slow cooker, whilst the utility room, just off from the kitchen, is where guests will find the freezer, dishwasher, and washing machine. A door from here leads out to the patio. Upstairs, there are three bedrooms which are all decorated in a pretty cottage-style, in keeping with the property. The main bedroom is a double, whilst there is also a twin, and a bunk bedroom. The property’s stylish bathroom, which is also located on the first floor, offers a power shower over the bath and WC.

Outside, the property benefits from an enclosed patio to the rear of the cottage, which has tables, seating, and a BBQ. A parking permit is provided for one car in the nearby public car park.

Dogs are charged at £20 each per full or part week.

The cottage is in a great location although not being able to park the car outside may be an issue for some visitors. A car park pass is provided but the car park is a five minute walk away. It is pleasantly quiet, despite being on the Main Street, and all local amenities, pubs, shops etc are in easy reach. The kitchen needs some updating, as does Read morethe heating system, but otherwise, a good base for exploring the southern lakes. Hide

Location - spot on, close enough to walk to the village, far enough away not to hear the late night party goers! Excellent base for lakes You would run out of food and drink before you run out of plates and glasses - superbly stocked Parking is easy

A great cottage, with real fires, in a fabulous location. Downstairs layout works well. Car park solution worked fine. Our aim was to relax and enjoy walks with our dogs & we did. We loved the many walks direct from the front door, the variety of pubs and cafes on the doorstep & the benefit of the excellent Co-op just yards away. Proximity to B PotRead moreter was a bonus.
