This remarkable retreat, has been designed with a family at heart. Finished throughout to a delightful standard, offering the perfect bolt hole to make many happy memories. The golden sands of Instow beach are within walking distance of the front door so all the family, even our four legged friends can enjoy a day upon the sands. Fancy a night out, then you don’t have to go far as the local village offers a wealth of pubs and restaurants which boast spectacular views whilst you dine. A must visit is to the local deli, where you can purchase freshly baked bread, local smoked fish and homemade quiches, cakes and much more.

You can enter this beautiful property from the allocated parking area by two entrances. One entrance is located to the rear via a secure garden path or to the front which is accessed via the roadside. On entering the property via the front door you are greeted by the beautiful Victorian hallway, which boasts original floor tiles. Following on to the left you enter the first of the two lounge areas, where you can sit back, relax and watch the boats come and go from The North Devon Yacht Club which is located opposite. Within the lounge are two large sofas, two arm chairs and a Smart TV. Leading on down the hallway you come to the second lounge area, which has its very own wood burner, great for those cosy nights after a long day at the beach. Located next door to the second lounge is the stunning open-plan kitchen/diner. The kitchen area is well-equipped with an electric oven and gas hob, microwave, fridge/freezer and coffee machine. You don’t even need to do the dishes as there is a dishwasher to do the work for you. Off the kitchen area is the utility area, with a shower and WC, great for coming off the beach and jumping in the shower, and also in the utility room is a washing machine and plenty of space for coats and shoes. Leading on upstairs you have three bedrooms, a super- king-size with breath-taking views across the estuary and its very own en-suite shower and WC which also has wonderful views, a super-king-size zip-and-link (which can be made into a twin on request) with a balcony overlooking the rear garden and rolling countryside and a bunk bedroom with 2 sets of bunk beds. You will also find the main bathroom with a bath, separate shower and WC.

Venture outside you will find an enclosed rear garden area, which has beautiful views across the rolling countryside. The balcony area of the second bedroom acts as the rear gardens patio area, which has garden furniture and a BBQ.

We have just spent a week at Rivers Meet, wonderful views over the estuary, and fabulous sunsets. The cottage is amazing, so much care and thought gone in to making it comfortable and homely with a coastal feel and a very relaxing colour palette. Extremely well equipped pretty much everything you could think of if you wanted to cook a banquet even.Read more Instow itself is lovely too, unspoilt, not commercialised at all with just a few restaurants/pubs all serving good food and reasonably priced. Spacious and well equipped property but definitely not suitable for families with very small children due to access to the property being straight onto a very busy road and the back access being unsuitable for prams/buggies. Lovely views from front of the house as it overlooks the sea and sailing club. Within 5 minutes walk to the nearest pub and tRead morehe beach is not much further on. Can recommend the Quay Inn for lovely food/service. At the present time swimming in the sea is not recommend. Hide

An unassuming property from the front but once you open the door you are transported to a dream home. The space, fittings, decor and view from the master bedroom is something that will be imprinted on your brain. Its a home from home with even more, the kitchen had one of the best ovens Ive ever cooked on, the property had everything you needed to Read morehand including blankets for colder evenings, a huge variety of home comforts including cleaning and cooking items, it was a beautiful home. Accommodation was even better than the pictures, great space and amenities, lovely views out the back as well as the amazing view out the front. Furnished perfectly. Very spacious, comfortable and clean. We can't think of any improvements, just perfect, and loved Instow (first time visited there). Thank you.

The place is in a wonderful location, beautiful area of Devon. Kitchen had everything we need for our stay. house is lovely and large, enough space to spread out. Cleanliness of the property was not great for my stay, I have spoken with holiday cottages to rectify this.

The cottage is a fantastic base for a holiday in Devon, a real home from home. Stunning views across the estuary and great pubs and restaurants within easy walking.
