Perfectly placed in the pretty village of Sampford Peverell, with much to see and do nearby, from the stunning cathedral city of Exeter being just a short drive or train ride away offers a variety of shops, restaurants and amenities. Closer to home, the town of Tiverton boasts a pretty canal and from here you can enjoy a horse drawn barge trip. Walkers will also be in their element with the Blackdown Hills an Area of Outstanding Natural Beauty, and both Exmoor and Dartmoor National Parks all within each reach. Beach lovers can explore the world renowned Jurassic coastline, including picturesque Lyme Regis, and the pretty seaside resorts of Sidmouth and Branscombe. North Devon is an hour away offering beautiful beaches and traditional fishing villages. There are also many National Trust Properties in the area including the Killerton and Knightshayes.  Tiverton train station and bus stop to Exeter and Tiverton are both within walking distance of this property.

This property is all on one level and has ramp access. The central open-plan lounge, kitchen and dining area welcome you upon entering, full of charm and country touches like exposed beams overhead and terracotta tiles that add a Mediterranean flair. Stylishly decorated throughout, this quaint cottage is surprisingly modern. As you step into the delightful property you immediately find yourself in a beautifully spacious lounge/kitchen/diner. The lounge area boast period charm throughout as well as cosy sofas great for a night in after exploring the surrounding area. A welcoming electric style woodburner provides wonderful warmth as does the underfloor heating. The lovely country style kitchen is well-equipped and provides everything you need to make a home cooked meal including an electric oven and hob, slow cooker, microwave and fridge/freezer. From here, head down the hall way where you will find the spacious king sized bedroom complete with patio doors for a little fresh air and birdsong in the mornings and with a TV and en-suite wet room with shower, WC and grab rail. There is also a further wet room down the corridor with shower and WC.

Head outside to a delightful enclosed patio area directly to the front of the property with garden furniture. Perfect for morning coffee or al fresco dining.

There is allocated off-road parking for two cars which is located to the rear of the property.

Lovely warm comfortable cottage with a lovely big bedroom. However I find that in a lot of rented property that no thought has gone into hair washing! You not only need a hairdryer (provided) but a mirror close to a socket. I managed but it could have been easier .

The cottage was perfect for our needs. I am a full time wheelchair user and all facilities were provided. We had a great few days, will certainly go again.

The cottage was very well-equipped for our week's stay. We were visiting family & friends in Exeter, Tiverton & Taunton so proximity to M5 was ideal. It was lovely having under floor heating especially as the weather wasn't great.

Dog friendly (2 small dogs), off road parking, good location, pub with food all day within walking distance (also dog friendly), secure courtyard, lovely comfy well equipped cottage. This was our second visit, we hope to come again.

The cottage was fantastic my wife cant get a round very well plenty of room ,very quiet sitting in the garden at night, The pub was nice and friendly and the dog is very well come.all in all very comfortable.have book for next year already The owners very nice.

Everything was 100% and will definitely book again. Only 5 minutes off the motorway so great for access but really quiet village. The local pub is worth a visit as the food is excellent and the pizza van on a Monday was a nice treat.

Lovely accessible cottage very roomy with a great accessible wet room meant we could enjoy the break without worrying about practicalities of my husbands lack of mobility. Really clean with everything you will need for a comfortable stay. There is a slope from the bedroom to the wet room with no hand rail which may be a challenge for some.

What a fabulous stay at the Acorns. Everything you need for a relaxing holiday. The accommodation is perfect for people with disabilities and is well equipped. It's an idyllic setting for exploring Devon, The cottage is clean and spacious and with two wet rooms! would highly recommend The Acorns for the perfect place to enjoy your Holiday.

Excellent accomodation, lovely spacious bedroom and practical living area. Courtyard area great to let dog out for a sniff. Lovely dog walks nearby. Easy access and dedicated bathroom also great for the " less able". Highly recommended.

The cottage was ideal for me and I would like to stay again. It didn't bother me and it's a very minor point but there were some cobwebs which might bother some people. I know how difficult it is to deal with them. It's a cottage with beams and high ceilings and as soon as you get rid of them they seem to be back.

Lovely cottage in good location to visit places. All needs covered and brilliant for disabled people as full wet room with chair, rails, toilet seat etc. Wheelchair friendly too. Very cosy with underfloor heating.

Very comfortable accommodation in a great location for visiting Devon & Somerset. Lots to see & surrounded by excellent places to eat. Nice to have the owners close to hand should any problems occur. Nice touch to have milk, tea, coffee & luxury biscuits on arrival.

Spacious, warm comfortable cottage. It is very central to many places . We took the train alot as the station is only a short walk away. Bus stops almost outside the property to.
