A beautiful 17th century Lakeland farmhouse blending many original features and contemporary style, set in a perfect location for exploring the Lake District.

This cottage is situated in the tranquil hamlet of Outgate. Tucked away at the end of a little lane in a quiet courtyard with views across the rolling fields to Latterbarrow. Just a short stroll from the property is the local pub, which is known for its locally sourced food and welcoming atmosphere. Just one mile south of the property, the village of Hawkshead has a wide range of shops, as well as the interesting Beatrix Potter Gallery and the historic Hawkshead Grammar School, which dates to when William Wordsworth was a pupil. The shore of Lake Windermere is close by, offering plentiful opportunities for boat trips, water sports, hikes and cycling routes.

On entering this charming 17th century farmhouse, you will find yourself in the spacious lounge, where you can snuggle in front of the cosy wood burner. With exposed beams, deep-set windows, comfortable seating and TV/DVD this is a perfect room to relax in. To the rear of the room is the dining table, perfect whether you’re sitting down to an evening meal or a lunchtime snack. In the stylish kitchen, you will find everything you may need including a large range electric oven and gas hob, fridge, freezer, dishwasher and microwave. Granite worktops and limestone flooring give the room an elegant feel and there is a dining table perfect for family breakfasts, the electric stove effect fire set into the original cottage fireplace adds to the charm of this room. There is a utility room with washing machine, tumble dryer, ground floor WC and plenty of space for storing bikes. Heading upstairs, you will find three lovely and cosy bedrooms, each with traditional exposed beams and a bathroom with bath and WC. The master bedroom has a king-size bed and an elegant en-suite shower room with WC. The second bedroom is a double and the third bedroom offers the flexibility of a twin zip-and-link beds (which can be made up as a super-king- double on request) and stairs lead down from this bedroom to a stylish wet room with bath and WC.

Heading outside guests can enjoy the private lawn garden with views across the rolling countryside with a bench to take in the views and birdsong, there is also a table and chairs perfect for dining alfresco. There is parking for two cars directly outside the cottage in the gravelled yard.

Good quality cottage, clean and comfortable.Very warm due to good supply of logs and heating system which could be boosted to meet needs on a daily basis. Good location with walks from door although you need to take a slight detour across busy road to get access to public footpaths/bridle ways. Low beams so watch your head!

The cottage is ideally located with local walks on the doorstep. It is only a short drive away from Hawkshead with plenty of shops and places to eat and drink too. The cottage is spacious and great for a family holiday in any season. We visited Christmas 2019 and it was very cosy with a Christmas tree provided.

Beautiful luxury cottage in a quiet location with beautiful views. Loved the option of having the daily delivery of dairy products, logs etc. Walks very close by and also the local pub was warm and friendly with lovely food and drink. We had a great welcome when we arrived for Christmas week as there was a Christmas tree set up and the dining tableRead more was set with crockery glasses and crackers. the log burner fire added to the ambience. Excellent location for walking from the property. A pleasant and easy walking route to Hawkshead. A very friendly pub a 2 minutes stroll away, with a great menu.

Marvelous cottage, feel homely immediately, It has give us more than expected for 3 couples. Welcome staff nice and efficient. Love the 15 mn walking distance from Hawkshead village and the 2 mn distance to Outgate local pub. Would like to stay in this cottage again

Lovely spacious comfortable farmhouse with all equipment we needed for a great week in The Lakes. There are numerous walks from the doorstep and Hawkshead is a couple of minutes drive away. Ambleside easily reached within 10 mins drive. Great pub within the village that we visited a few times for dinner. This is our 3 visit to Birkwray Farmhouse anRead mored we are already booked to return, it suits our family of 4 perfectly.... Hide

It was a lovely cottage to stay in. Well equipped and very clean. Beds were comfy, and there was a log burner for chilly evenings. Cottage was central to most things we wanted to do and we had a very enjoyable week.
