A beautiful 17th century Lakeland farmhouse blending many original features and contemporary style, set in a perfect location for exploring the Lake District.

This cottage is situated in the tranquil hamlet of Outgate. Tucked away at the end of a little lane in a quiet courtyard with views across the rolling fields to Latterbarrow. Just a short stroll from the property is the local pub, which is known for its locally sourced food and welcoming atmosphere. Just one mile south of the property, the village of Hawkshead has a wide range of shops, as well as the interesting Beatrix Potter Gallery and the historic Hawkshead Grammar School, which dates to when William Wordsworth was a pupil. The shore of Lake Windermere is close by, offering plentiful opportunities for boat trips, water sports, hikes and cycling routes.

On entering this charming 17th century farmhouse, you will find yourself in the spacious lounge, where you can snuggle in front of the cosy wood burner. With exposed beams, deep-set windows, comfortable seating and TV/DVD this is a perfect room to relax in. To the rear of the room is the dining table, perfect whether you’re sitting down to an evening meal or a lunchtime snack. In the stylish kitchen, you will find everything you may need including a large range electric oven and gas hob, fridge, freezer, dishwasher and microwave. Granite worktops and limestone flooring give the room an elegant feel and there is a dining table perfect for family breakfasts, the electric stove effect fire set into the original cottage fireplace adds to the charm of this room. There is a utility room with washing machine, tumble dryer, ground floor WC and plenty of space for storing bikes. Heading upstairs, you will find three lovely and cosy bedrooms, each with traditional exposed beams and a bathroom with bath and WC. The master bedroom has a king-size bed and an elegant en-suite shower room with WC. The second bedroom is a double and the third bedroom offers the flexibility of a twin zip-and-link beds (which can be made up as a super-king- double on request) and stairs lead down from this bedroom to a stylish wet room with bath and WC.

Heading outside guests can enjoy the private lawn garden with views across the rolling countryside with a bench to take in the views and birdsong, there is also a table and chairs perfect for dining alfresco. There is parking for two cars directly outside the cottage in the gravelled yard.

Wonderful accommodation in stunning setting. Peaceful, quiet, warm and welcoming. Ideal for people who love the outdoors and peaceful holidays. Nice to be able to walk to Hawkshead along the pathway through the fields and woodland. Lovely to sit in the garden as well.

Beautiful , cosy cottage. Great location. We were 6 adults and used it as a great base for exploring, hiking and cycling around the Southern Lakes.

We had a great holiday in the farmhouse, which is old and characterful but was very comfortable and ideal for our family get together of 6 adults. The house is in a quiet courtyard, and there are lovely views from the garden at the side. The Outgate Inn (food and beer garden) is a very short walk, and there's a really good network of footpaths to HRead moreawkshead and other nearby villages. Ambleside, Coniston and Tarn Hows are close by. We definitely intend to come again! Hide

Great conversion to holiday accommodation in lovely location. Good access to local footpaths and local pub. However, ongoing maintenance could be better as could provision of helpful information on appliances, recycling etc.

The location of Birkwray Farmhouse is fantastic with great views and walks from the doorstep. The cottage is also very well equipped.

Comfortable, warm, well equipt, cottage,with adequate parking and lovely garden to relax and unwind at the end of a good day out in the lakes. Try and make use of bus timetable, ie from Hawkshead and Skelwith Bridge and leave the car behind. Would love to return. Thank you.

Three luxury bathrooms makes this perfect for multiple couples or families. Beware of low beams and doorways if you are tall. The house has two staircases, I loved moving around the house in circles. The window seat in the master bedroom is the perfect place to read on a rainy day.

Such a lovely place. Everything we could have wanted, clean, modern and really cosy. Ideally located with lots of walks and places of interest nearby. Would definitely recommend.
