Situated within walking distance of Instow’s sandy beach. In the village you will find a wealth of pubs, cafes, restaurants and a superb deli. If you fancy a change of scenery, why not visit one of the many sandy beaches that North Devon has to offer. Nearby Westward Ho! is great for surfing with its unique pebble ridge, offering free entertainment in the rock pools, playing in the surf or building sandcastles. Westward Ho! also has its own array of restaurants, bars, shops, cafes, amusements and a championship golf course. Further afield you can explore the many attractions North Devon has to offer including The Big Sheep, The Milky Adventure Park and much more.

Approaching this impressive home, you are immediately drawn to the well maintained gardens and grounds. On entering the property, the spacious entrance hall gives a glimpse into the split level accommodation and a WC is located off the hallway. The spacious lounge is down three wide steps and has a fabulous picture window offering superb views over Instow and the river. Relax on the comfortable sofas and watch a movie or your favourite channel on the Smart TV or curl up in front of the wood burner. Patio doors open up into a covered porch with rattan seating and superb views, ideal for a pre-dinner drink. A formal dining area overlooks the lounge and has ample room to eat in style whilst enjoying the same river views. Down three steps to a super-king-size zip-and-link bedroom (which can be made up as a twin on request) this room is spacious and has an en-suite bathroom with a shower over bath and WC. Heading upstairs to the first floor there is two super-king-size zip-and-link bedrooms (both of which can be made up as a twin on request) with TV and en-suite bathroom with a shower over bath and WC and enjoys river views.

Stepping outside you have a variety of areas to enjoy. At the rear of the property is a decked area which also benefits from a private hot tub. There is also a raised lawn area, a nice quiet spot with garden furniture and charcoal BBQ. This area has lovely river views. The enclosed parking and turning area offers a large area for pets to run free. The electric doors on the double garage houses the tumble dryer and a games room with table tennis, darts and table football. At the front of the property are various gravelled levels ideal for sun loungers and gated steps lead up to the covered porch. There is ample off-road parking for eight cars.

Just returned from an amazing week in Instow. The house is lovely with the most stunning views. Very clean, very comfortable. We had 7 people stay here and had more than enough room! Very spacious, comfortable, well maintained property. Lots of interesting, quirky wall art and ornamentation. Kitchens have all you need to cook for a family. Absolutely loved this place! Amazing property, lovely furnishings and a view to die for. We were blown away when we walked through the doors, it certainly didn't disappoint. So much room for everyone, dog-friendly & the view across the fields & then down to the water would be just as amazing no matter the weather. Lovely holiday home, really equipped in the kitchen, the Aga makes it feel lovely and warm and homely. Log fire in the lovely spacious front room. Very spacious, safe for the dogs. Just a all round lovely place have come home and decided to book again. Really enjoyed it.

Key Point has everything for a great stay in Instow and comfortably accommodated three generations of our family plus the family pet. The property offers plenty of space and is located in an enviable spot with views over the estuary and rolling fields. Instow is lovely and its just a short walk down to the front. key Point is a nice and spacious property and can easily support a couple of families. Its a lovely view over the estuary, however its a strenuous walk back up the steep hill from the beach.

A lovely house with excellent facilities, lots of parking and great views from the hot tub across the estuary. Plenty of space for our group of 4 adults and 4 teenagers. Just a short walk to the beach at Instow, but be prepared for the walk back up the hill on your return.

Our 3 generation family had a wonderful time. The house was spacious and spotlessly clean, with an outstanding view from the lounge and terrace. The children especially loved the hot tub and games room, plus the proximity of the Tarka trail. The adults enjoyed the views walking the quiet nearby lanes down to Instow.

We have just returned from a week's holiday with our family of 10 adults and babies, everyone had a brilliant time. This was a lovely holiday and accommodation covered all ages from 6 to 70. Secure garden and hot tub was well used and topped up during the week by agent. Beach 10 min stroll away.
