This property enjoys a fantastic location in the traditional costal village of Instow, where holidaymakers can enjoy the sandy beach, take the ferry across the estuary to the harbour village of Appledore. Staying in Instow, guests will be spoilt for choice with the variety of pubs and restaurants on hand, all serving delicious food. A must visit is to the local deli situated next door, where you can purchase fresh, local and homemade produce. Within walking distance is the beautiful Instow beach, renowned for its golden sands and remarkable sand dunes, where dogs are welcomed all year round. Slightly further afield, but within a short drive, are many more beautiful beaches and the North Devon coastline to explore. Try out several of North Devon’s best coastal walks, including Braunton and Northam Burrows. Other attractions nearby include The Big Sheep, The Milky Way and the many National Trust properties in the area.

On the ground floor of this elegantly styled property, guests enter the beautiful hallway with the first of 4 bedrooms located on the left; an attractive ground floor bedroom with king-size bed. Guests will find the kitchen/diner a great social space, with everything needed to prepare their family favourite meals with oven and induction hob, Nespresso coffee machine, dishwasher and microwave. Via one step up the kitchen/diner leads to a separate utility room which benefits from an American style fridge/freezer and washer/dryer as well as access to the downstairs shower room and WC. A separate downstairs snug is located next to the kitchen/diner and has a feature fireplace, smart TV and French doors leading onto the garden. There is also a handy office space with desk on the ground floor, perfect for hybrid working. On the property’s first floor, there are three further bedrooms: a double, a single and a twin. The master double is a relaxing spacious room with lovely river views, as has the single bedroom. The bedrooms are tastefully decorated in neutral or coastal colours, creating a calm, restful atmosphere. The property’s main bathroom is on the first floor accessed via two steps and offers a bath with handheld shower, separate shower cubicle, and WC. Finally, on the third floor via steep stairs, there is a stunning lounge, with huge windows which open to create a balcony with fabulous river views.

Outside, there is a well-stocked, dog secure, enclosed garden, with seating and a BBQ to the rear of the property, accessed from both the dining room and kitchen/diner. At the end of the garden, guests will find the games room offering table football and a selection of toys and games.

A well equipped house. The beds were all comfortable. Enough room for a family of 5 and grandparents to have space. Excellent location - next to a really pleasant pub and Johns deli on the otherside - expensive but excellent. There are 2 other places further down the road for food and drinks The beach is good - although not for swimming the kids enRead morejoyed the pools at low tide and always a lovely walk with the dogs. I was delighted to find such a well-equipped cottage. Decent wine/beer/prosecco/juice/soft drink glasses. Decent crockery/cutlery/pans/utensils. The house was brilliant - flexible, comfortable and well equipped. Very clean & Sarah from Tidal Clean was really helpful before we arrived. We loved watching the estuary from the top floor room. Parking had to be planned quite carefully, but as long as we did the nearby car park was usually fine. Instow is lovely - particularly enjoyed the BoathouRead morese and the Instow Arms. Fun to stumble on a sea shanty group at the Glorious Oyster (where we also found good beer!). A really lovely week. Hide

Fabulous holiday home. Plenty of room for 7 people and 4 dogs. A well equipped kitchen and a nice big table and chairs. Top living room is an added bonus (even more space) only thing is the stairs to it are rather steep. All in all a fab holiday

Our 2nd stay in this beautiful house and trying to pre-book a 3rd as we loved it so much! The house itself is extremely well equipped which makes it a "home from home", and their guests comfort priority. The location is perfect and the views spectacular. The back garden is very peaceful and relaxing.

The cottage was perfect and exactly what we wanted. The upper lounge was fabulous and very thoughtful idea to have put a small fridge! In face everything was extremely thoughtfully put together. The decor and quality of all the equipment was excellent. Cannot recommend highly enough.

The cottage was lovely and the location fantastic. Having the really lovely deli next door was very handy. Great food in the cafe also. Great for dog walking. The tarka trail is 2min walk away and the beach 3 min. Dogs are allowed most of the year . There are 3 pubs all good but the Boat House is excellent. Wonderful house! Better equipped than any cottage we have ever stayed in, yet definitely a home-from-home. Very comfortable, clean and spacious. I thought overall the accommodation was great, especially the top room with the views of the estuary. Only problem we had was with the early deliveries to the Deli next door! Rather noisy!

This is our second year at this property , it's absolutely perfect for us and the dogs , we only used the car once all week ! Great deli right next door , top pub 2 doors down , 1 minute to dog friendly beaches and only a few minutes to other pubs and restaurants . You are across the road from the boats to Appledore . Instow Cottage is absolutely fantastic. Its setting and views are priceless. The house has a homely and relaxed feel. Equipped with everything you could need in terms of the kitchen . Super cottage - location is 11/10. Next door to a fabulous deli and one door away from a pub. Cant get better than that. Well stocked, very comfortable beds, games room for the kids, beachs a short stroll. Garden nice - its perfect.

A beautiful property with lovely walks from the doorstep. Well equipped and tastefully kitted out with furniture plus assessories + a great position for budding photographers. Absolutely fabulous house, spotlessly clean, perfectly positioned, bedrooms comfortable and good size, lovely garden and safe for our Houdini setter . The lounge built into the roof is to die for , cant recommend this house enough we had an amazing week here . Instow is a brilliant place for a peaceful holiday and good food.

Awesome location and being next door to John's Cafe/Deli and 3 pubs/restaurants means little need to drive anywhere. Instow beach has always been a fav walking beach (lots of dogs though). Beautiful, well designed house, with the guests in mind. Everything you could need and more is provided, to make it a home from home stay. The Cream tea, prosecco and dog treats were a lovely touch on our arrival. The house is only a one minute walk from the beach, which our dogs loved.
