Located a short walk from the promenade and beach at St Leonards, this spacious property is the perfect base from which to enjoy a good old-fashioned family seaside break. Take a stroll from the property to the heart of St Leonards where there are several local galleries, restaurants and antiques shops or head east along the coast to reach the bustling town centre of Hastings. Hastings offers an array of family friendly attractions, enjoy a game of crazy golf, explore the Smugglers Caves or take a trip on the East Hill funicular railway up to Hastings Country Park and walk miles of footpaths through the Sussex countryside. A short drive will bring you to numerous castles, gardens and National Trust properties ensuring there is something for everyone. The property is also a few minutes’ walk from the peace and tranquillity of St Leonard’s Gardens.

A traditional Victorian hallway, with hanging for coats and hats, welcomes you into this property and leads you through to the cosy lounge which is beautifully decorated and offers plenty of seating arranged for enjoying a film on the Smart TV/DVD. Go through to the bright and airy second lounge with large bay window, the perfect space for after dinner board games or chatting with a glass of wine on either of the two sofas, one of which is a sofa bed and can be made up on request for one guest. Continuing along the hallway, there is a separate WC, before descending the steep stairs to the lower ground floor with open-plan kitchen/diner, which is a light and airy space that leads out into the fully enclosed garden. There is a large dining table for enjoying family meals, and the well-equipped kitchen with a breakfast bar and stools is a sociable place to chat whilst dinner is prepared. The kitchen offers a range style electric oven and gas hob, dishwasher, microwave and fridge and leads to a lobby with further fridge and freezer, and a utility room there is a washing machine. There is also a wet room with shower and WC located on the lower ground floor, ideal for washing off sandy toes. Turned stairs from the ground floor hallway lead up to the first floor where there are two super-king-size zip-and-link bedrooms, one with views towards the back garden and the sea, (both beds can be made up as a twin on request), and a sumptuous family bathroom with a roll top bath, and there is a separate WC. From the first floor take the stairs up to the second floor where there is a king-size bedroom to the back with views to the sea, an additional king-size bedroom and a single child’s bedroom. The second floor is completed with a shower room with shower and WC.

Outside, there are steps leading from the patio doors up to the south east facing enclosed terraced garden with a patio table and chairs,. Private parking is available for one car and there is unrestricted roadside parking close by, subject to availability.

This is such a beautiful house, a great location, short walk to the beaches and a nice wander into town. Lots of good cafes and restaurants nearby too. With the most comfortable beds. The house has been decorated with a wonderful style, with lots of spaces to chill out in.

We loved the house, so much room and all the facilities were great. We felt welcome and looked after. This is a nice spacious property in an ideal location but there could be a few improvements. Mirrors in all bedrooms please, a new rug in the back front room. Blankets for chilly evenings. A lovely house in a good location. Plenty of room for a group and it was nice and warm. Some of the curtains needed fixing but it didnt spoil our stay.

A beautiful house, full of character and quirky features. The location is amazing , a short walk to the seafront and bars and restaurants. We spent Christmas here as a large family group and had a wonderful time .
