Period farmhouse beautifully updated to provide stylish accommodation for up to ten guests, located within walking distance of Coniston village and the shoreline of Coniston Water.

This property is located on the owner’s small farm, up a narrow step hill just outside the village of Coniston in the picturesque Lake District National Park. The village is a lovely space to spend time, browsing the shops and enjoying a leisurely lunch in one of the pubs or cafes before spending the afternoon taking to the water from Coniston Boating Centre, from where visitors can hire canoes, sailing boats, and paddleboards. The jetty next to the boating centre is the departure point for the lovingly renovated Victorian steamers which make their way around the lake at a relaxing pace, allowing visitors to simply sit back and enjoy the view.


The front door of this handsome property opens directly into the welcoming farmhouse-style kitchen, a homely room with a breakfast table, oven, hob, microwave, fridge, freezer, and dishwasher. There is also a washing machine in the house which is located in a separate utility room, next to which there is a shower room with a shower and WC. A door from the kitchen leads through to the spacious yet cosy-feeling lounge with its open fire, and large windows. There are three comfortable sofas, perfect for spending time relaxing in front of the TV/DVD or simply spending time together. The separate dining room lies just down the hallway from the lounge and is furnished with a large dining table, a sofa, and another warming open fire. Next to the dining room is the first of the property’s five bedrooms, a bunk bedroom, whilst the remaining four are situated on the first floor. Two of these are attractive double rooms, each with an inviting armchair providing guests with a quiet spot to sit with a good book. The other two bedrooms are both twin rooms both offering pretty views across the surrounding countryside. The bathroom, meanwhile can be found down a small flight of stairs and offers shower over bath and WC.


Outside, the property benefits from a private garden to the front of the cottage, which offers wonderful views to Coniston Water from the table and chairs provided, as well as a BBQ. There is even a small waterfall and stream which can be a fun place to paddle and cool off. There is ample parking available.

Dogs are charged at £20 each per full or part week.

A beautiful setting on a hill overlooking Lake Coniston. Easy access into Coniston village, but not for the faint hearted as the road from the farm is very narrow and steep. Walking down the hill was fine but you need to be in good health for the return! The farmhouse was wonderful, warm, homely, comfortable and so quiet, perfect for a large familyRead more gathering as ours was, with our children and grandchildren. Beautiful location. Comfortable and well equipped but can't seat more than 8 together either in kitchen or dining room. Stunning view and close to lots of amenities. Lovely little garden and private waterfall! Lovely holiday.

Heathwaite is a large and spacious farm house with amazing views. We were two families each with an infant and a dog and had plenty of room. Waking up each morning overlooking Coniston was very special. Walks on the door step and 10 mins to the pub meant the property was well located. It wasnt perfectly clean and the odd thing was showing too much Read morewear and tear. If these things bother you then think twice but we would happily return. Hide

This is the perfect getaway for family groups. Rural enough to feel like the middle of nowhere, yet close enough to the village for daily conveniences. Amazing doesn't even come close to describing the views from this property. It is homely, yet spacious. Warm in the cooler evenings, yet cool during the warm days. Fabulous location and the road to the property was part of the fun. Lovely and warm in the house , black birds nesting in the garden ,swallows in the out buildings and bats flying in the twilight.
