Quaint 17th century cottage lovingly updated to create a cosy retreat for up to four guests, situated in the village of Bouth, just 4.5 miles from the southern tip of Lake Windermere.

This property is situated in the small Lake District village of Bouth, just 4.5 miles from the southern shore of Lake Windermere and 5.5 miles from Coniston Water, two of the region’s best-known and best-loved lakes, offering everything from leisurely cruises to thrilling watersports. There are also many scenic walks to be had around the edge of the lakes, as well as more challenging hikes and climbs in the fells and mountains. Those with an interest in culture and history are well-catered for in the area too, with Beatrix Potter’s home, Hill Top, being just one of numerous National Trust properties located within easy reach of the property.

Situated at the end of a small row of 17th century cottages, this property offers a comfortable place to stay for up to four guests. The front door opens directly into the kitchen/diner, an attractive country-style room equipped with an oven, hob microwave, and fridge/freezer, as well as a dining table. The washing machine and tumble dryer, meanwhile, are kept in the garden room. A doorway from the kitchen leads into the hallway, which in turn leads on to the lounge, a wonderfully cosy room with its beamed ceiling and warming open fire around which are clustered a selection of inviting chairs and a sofa, perfect for curling up with a good book, or catching up with a favourite programme on the Smart TV or DVD. Returning back to the hallway, guests will pass a small writing desk on the way up the stairs to the bedrooms on the first floor. The first of these is a cosy king-size room, whilst the second is a pretty twin room with 2’6” beds. The bathroom, meanwhile, can be found on the ground floor of the cottage and offers a shower-over-bath and WC.

Outside is the gravelled courtyard leading to the sunny, spacious, grassed garden, with meadow views and perfect for a barbecue. The Garden Room is a delight. Beautifully crafted the double doors open out to the garden, this relaxing space has been attractively finished in a sleek contemporary style, and can even be used in the winter thanks to the wood burner, making this a fantastic year-round retreat. There is garden furniture and a BBQ provided to help guests to make the most of the outside space, and there is parking for two cars.

This is a very comfortable cottage in a perfect location in the village of Bouth. The beds are comfortable and the facilities are excellent. The cottage location was really good for cycling being on a sustrans route and not that far to cycle to Grizedale Forest for a range of off-road off trails. Opportunities for walking from the doorstep and a couple of pubs within easy walking in an evening. We had a great week here. The house has everything you need and is well decorated and furnished. The views are fantastic and the garden room is a real bonus. We watched the kids play and enjoyed the view. Village pub great and a play park in village for kids. Close to Windermere, Coniston and Grizedale. We will be back.!

A nice cottage in a good quiet location, with plenty of off road parking. The garden room is a very useful addition to the property, without which I believe the cottage would have been a bit small for 4 adults. The local pub was impossible to book a table, but I guess this is a sign of the current times.

Delightful cottage in a delightful setting. The garden room is so lovely we now want one at home. Lovely quiet spot with loads of lovely walks from the door. Plus you only need to walk a short way for amazing views of the mountains.

Very comfortable cottage, in peaceful situation, lovely walks both short and longer from the door, or otherwise within easy driving distance of other areas of interest. Some might be disappointed that there is no dishwasher, but loads of piping hot water so just need your washing up gloves. Lovely garden room and garden. Lovely cosy cottage in beautiful location and the garden room is a super added bonus. The cottage is, however, more suited to two adults and two children due to its size. Four adults may find it a bit tight for space. The cleaning company had left good details of their cleaning procedures during the pandemic which gave us peace of mind. Bouth is a Read morelovely quiet village with a good pub - with good Covid procedures in place - and nice walks from the door. Highly recommend cottage and area. Hide

Lovely cosy cottage in a great location in a nice quiet village with superb garden. Well equipped and with extra benefit of a summer house/bothy. Great for south lakes but a bit of a distance from western lake area - scafell etc
