Located in the hamlet of Thorphinsty, the property lies in the lea of Cartmel fell looking out to the great limestone scar of Whitbarrow. Set out on foot to follow the many walking trails that dissect this striking area, passing pretty hamlets and delightful village pubs along the way. Simpson Ground Tarn, a beautiful body of water set amongst a small woodland, is just 1.5 miles away and makes for an easy walk for a waterside picnic. A short car ride will bring you to the foot of Lake Windermere and the River Leven, where you will find the villages of Newby Bridge, Lakeside, Finsthwaite and Backbarrow together with a selection of cafes, shops, galleries and boat trips.

This is a truly remarkable property. Enter through the useful boot room before continuing through to the breathtaking main living area. A vast vaulted space is divided into three areas, with a beautiful bespoke kitchen at one end. Designed with entertaining in mind, this impressive space features a central island with sociable breakfast bar, a twin Belfast sink, Lacanche range oven and plenty of worktop space for creating delicious family meals. From the kitchen, step through to the central dining space, where a polished sandstone flagged floor sits beneath exposed oak ceiling beams and trusses. At the far end of the room is a cosy sitting room area with inviting armchairs and soft lighting. Continue through to the sunny garden room, which is a peaceful and secluded space for relaxing with a good book in the afternoons. Stone steps lead down to the lower floor and the snug, which boasts a stone fireplace with wood burner, comfortable sofas and a TV for cosy nights in after long days on foot. Also on this lower level, is a spacious king-size bedroom with en-suite bathroom and delightful views. From the sitting room area, steps lead up to an oak gallery off which there is a zip-and-link king-size bedroom together with a bunk bedroom and main bathroom. The last bedroom, located above the kitchen and accessed by a winding stone stairway, features a tall arched window overlooking the great hall, a king-size bed and en-suite shower room.

Outside, some 9 acres of land surround the property, making this a wonderful choice for families. Immediately outside the barn are formal lawned areas with herbaceous borders and al fresco dining spots. Beyond this, meadows, fields, fells and woodland are criss-crossed by mown paths for enjoying wildlife-rich strolls through the grounds. A shepherd’s hut overlooks two pretty ponds and offers a delightful base for afternoon picnics or evening BBQs.

Fantastic layout and lovely peaceful location with an excellent garden. Ample parking for cars. There are numerous great walks straight from the door. We booked this for a family members 50th birthday and it was perfect for a multi generational get together. The dogs loved it too!

The accommodation was comfortable and spacious, it was ideal space for our family get together. The Barn is a hidden gem tucked away in the hills accessed by very narrow roads but well worth the travel.

Beautiful and very comfortable property, which is ideal for a group of families (with children and dogs in tow!). Really great equipment and facilities for cooking - we made lovely meals and enjoyed them round the huge table with a roaring fire. The bedrooms are comfortable and each has a lovely bathroom. Our third visit to Thorphinsty Barn and once again had the most amazing memorable time. The barn is immaculate and the views breathtaking and so peaceful. Highly recommend, simply the best place to spend a relaxing time in this beautiful part of the world.

Location is stunning as is the barn and it was our second visit with the 3rd already booked for next year as we love it there. Its beautiful it really is. Neighbours are very friendly and the location is perfect for running and walking.

We booked this for a family celebration. We were delighted with the facilities and layout. The pictures dont do the place justice. The garden was a surprise bonus at being so large and being able to for a walk from the back door was a bonus. Our dogs loved it!

The photos do not do it justice. Very welcoming scene when we walked in. The main area was very inviting and well laid out and spacious. The bedrooms were comfortable and the showers excellent. The kitchen was well equipped and there was several fires with Wood provided we really enjoyed our time at the barn

The accommodation was beautiful it felt so welcoming snd had lots of added touches that made it really homely . Plenty of room for us , a grown up family of 7 and our 2 dogs. The grounds are amazing with plenty of walks close by. Would highly recommend!

What a stunning home! Perfect location for touring the Lakes and perfect for a family with dogs. We have 3 and it was a joy to be able to let them straight out of the door and onto fields. Amazing value for money with everything you could possibly need.
