Located down a quiet country lane with splendid views over the three peaks of the Eildon Hills and Cheviot Hills, close to the picturesque village of St Boswells and the beautiful towns of Kelso and Melrose. Golfers can enjoy an array of local courses close at hand including the championship course of Roxburgh. Fishermen will be delighted with renowned salmon and trout fishing on the nearby river Tweed. Visit the magnificent Floors and Thirlestane castles or the grand stately homes of Mellerstain, Manderston and Abbotsford. Born in the Borders offers a great day out with its brewery, distillery and grass sledging. Enjoy a day out at Kelso races or try ice skating and curling at the local ice rink.

Leading back through the hallway down a small flight of stairs you are met with the stylish well-equipped kitchen/diner with electric oven and hob, fridge, dishwasher, microwave and large dining area, perfect for family gatherings. With a very handy ground floor WC located next door. Heading up the stairs you are met with the stylish king-size bedroom with en-suite bathroom with a shower over the bath and WC. Followed by a lovely twin bedroom also with en-suite bathroom with a shower over the bath and WC.

Venturing outside to the rear garden there is private patio area with direct access from the lounge with seating area, perfect for al fresco dining set amid a beautiful spacious shared enclosed garden. There is also a large shared square in front of the property, with seating areas, BBQ and garden chess board. Located next to the property is the spacious shared games room the perfect place for families to enjoy table tennis, table football and to play on the Nintendo Wii, or to watch a large selection of DVDs. Next door you will find the handy shared utility room with two washing machines and two tumble dryers. There is also secure private storage for outdoor gear and bikes available. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use in an additional outbuilding. There is ample off-road parking available in front of the cottage.

This was our second visit. An excellent property which provides everything required by us and our dog. Met all our requirements and more. Ideal location for walks in a rural setting. Also a good base to explore the Scottish Borders. The owners were very keen to ensure we enjoyed our stay.

Lovely cottage, nicely decorated, pretty rural location. Very thoughtful owners and good facilities. We all slept very well in the comfortable beds, especially as it was so quiet. Our dog was well catered for too.

The cottage was ideal for our family of 4 and Blue our cockapoo . The location of the cottage was very quiet , which we liked . The Barn at the property was great , table tennis , darts , lots of games , a piano which my daughter loved . Only 10 mins from the centre of Kelso . Kelso is a dog friendly town with lots of individual shops and cafes .

This is a lovely cottage in a beautiful, quiet location. There were fresh scones for our arrival and everything was clean and well equipped and decorated beautifully. It's a great spot for wildlife with hares in the garden and a variety of birds. We used the cottage as a base for walking St Cuthbert's Way and it is such a wonderful area. Highly recRead moreommended and no issues with our border collie even though the carpet is cream! Didn't feel we had to worry all the time as the owners have a dog. Hide
