Set in a secluded and picturesque village ideally situated in the heart of the beautiful Norfolk countryside, this lovely, traditional brick and flint cottage makes a fantastic family holiday home.

The delightful village of Kettlestone dates back to the Domesday Book and makes an ideal base for exploring this lovely part of Norfolk. Nearby is the bustling and historic market town of Fakenham, home of the Fakenham Racecourse and the Thursford Show. The town also offers a choice of pubs and restaurants, as well as a cinema, flea market, Corn Hall and a popular museum. Among nearby attractions are the glorious Pensthorpe Natural Park, Binham Priory, RSPB Titchwell Marsh, Blakeney Point, the Holkham Estate and Stody Lodge Gardens. The Norfolk coast is just a short drive away, and there are plenty of towns and villages to discover, including Burnham Market, Great Massingham, Hunstanton and King’s Lynn.

On entering this delightful and traditional brick and flint cottage you will find yourself in the bright and comfortable lounge, which offers the ideal space to relax in at the end of a great day out, with plenty of comfy seating, an open fire, TV/DVD and radio. You will also find a charming dining room with an oak table and space for eight guests. Heading into the stylishly designed kitchen/breakfast room, you will find it fully equipped with an electric oven, fridge with ice compartment, dishwasher and microwave. The larder has an extra fridge and a freezer. There is also a utility room with a washing machine and tumble dryer, as well as a ground-floor WC. Heading up to the first floor you will find three comfortable and spacious bedrooms. There’s a super king (with zip and link beds which can be made into a twin on request), double bedroom and a twin bedrroom. You will also find a day bed on the landing, and the bathroom is complete with a shower over the bath and a WC.

Stepping outside, you will find a large enclosed rear garden, with furniture, where you can unwind and dine al fresco. There is storage space for bikes and surf boards in the open barn, there is also a table tennis table in the barn. Off-road parking for three cars is available to the side of the house.

What a gem Clematis cottage is? Such a peaceful location but still close enough to visit the coast and surrounding areas. Very clean and well equipped. Would highly recommend a stay here.

We had the most wonderful week! The cottage is spacious, comfortable and extremely clean. The owners have really thought about everything one might need and children are very well catered for. The cottage was impeccably clean and comfortable with everything that we needed. The children loved the garden, spotting bats in the barn and getting up (incredibly) early to see the rabbits. The cottage is well positioned for exploring all parts of the coast. All in all, I would highly recommend the cottage - we will return for sure :)

This is a lovely secluded cottage in stunning countryside. Easy access to the coast, NT properties such as Blickling and Felbrigg, and coastal areas such as Brancaster Staithes, Sherringham and Cley. An truly fantastic cottage with literally everything a family could need. The local is superb, so peaceful and relaxing. Only if the outside paving was addressed. Better lighting is required both when you turn the corner (after parking your car) and by the porch door, particularly in the winter months!

The cottage itself was spotless, we have never stayed anywhere so clean. We do not own a dog but you would never know it allows them and they are not allowed upstairs. The setting is beautiful and the cottage was lovely and warm with everything we needed.

A lovely spacious cottage which lacked nothing. The enclosed garden was advantageous to us as a dog owner. A very thoughtful welcome pack was much appreciated. The location of the cottage is superb - quiet and peaceful yet only a couple of minutes from the A148 which affords easy access to most places.

Clematis Cottage is a beautiful property in its own corner of Norfolk. When you turn down the road youre in seclusion. But so much of Norfolk is within a short drive. Either head to the coast, or Norwich, or Fakenham, or just sit in the garden...or stroll round the lovely woods. The house feels spacious and well equipped. Gorgeous cottage in lovely secluded and safe setting. Cottage very spacious, decorated and kitted out to a high standard with everything you could really want. All spotless and with sensible covid-19 precautions. Welcome basket of wine and food was lovely given 2 mile drive to nearest supermarket. Garden great as is play barn.
