An attractive barn conversion property offering spacious accommodation for six guests, offering a shared indoor pool and games room, enjoying a tranquil location in the Norfolk countryside.

This beautifully restored 18th Century barn conversion is located in the quiet hamlet of Toftrees in North Norfolk approximately 2 miles from the historic market town of Fakenham, which has a range of shops for stocking up on essentials and some fantastic old pubs. Just under 12 miles away is the seaside town of Wells-next-the-Sea which is a pretty harbour town with a sandy beach backed by pine trees and colourful beach huts. The beach continues round to the magnificent Holkham Bay, part of the stunning Holkham Estate, at the heart of which lies Holkham Hall, a stunning Palladian manor house.

The front door of this attractive property opens onto a hallway, off from which is the wonderfully spacious open-plan living area, comprising a lounge/kitchen/diner with wooden floors, a beamed ceiling, and exposed brick walls. In the lounge area, comfortable leather seating offers plenty of space for guests to relax, whilst there is a TV/DVD for leisurely entertainment. At the opposite end of the room, the dining area has space to seat six, whilst the kitchen is well-equipped with an oven, hob, microwave, fridge/freezer, and dishwasher. A washing machine and tumble dryer, meanwhile, can be found in the communal area within the games room. One of the property’s bedrooms can be found on the ground floor, an attractive dual-aspect double room, next to which there is a shower room with a walk-in shower and WC. Stairs from the living area lead up to the first floor where there are two more bedrooms, the first of which is an attractive king-size room which has a beamed ceiling and space to store clothes in a chest of drawers. The property’s third bedroom is a restful twin room, across the landing from which the contemporary-style bathroom has a shower-over-bath and WC.

Outside the property, there is a shared courtyard area, which provides guests with plenty of space to enjoy relaxed leisure time and for which there is seating provided. Guests are also able to enjoy the fields which surround the property, whilst there are also excellent shared leisure facilities: an indoor heated pool, and a games room with table football, table tennis, and a pool table. There is off-road parking for two cars.

Dogs are charged at £20 each per full or part week.

Comfortable and well equipped holiday cottage. Well located for access to the beautiful Norfolk coast and countryside. Recommend Brancaster beach and Oxburgh house & gardens.

Had a few issues on arrival which on reporting were very quickly sorted. A beautiful property, the swimming pool and games room are an added bonus as there is very little to do immediately around the cottages. Very peaceful grounds and well kept. Dead wasps and flies were an issue in the pool room but once reported was quickly cleaned. The sliding Read moredoors to the pool were broken and the windows very dirty. Noise from adjacent property is a problem. Hitches were small and would definitely return. Hide

We were a party of 4 adults and 2 teenagers and found the accommodation was suitable size. Please note that the downstairs bedroom is quite small compared to the upstairs bedrooms. We felt both bathrooms could do with a slight upgrade particularly the shower heads and screens, along with the window blinds. The barn has a well equipped kitchen and dRead morevds, games and jigsaws are also supplied. Bonus for those with children is the indoor swimming pool and extensive games room. Excellent location. It was just right for what we needed. Cheap and cheerful and big enough for us (5 adults and a toddler) - but you'd have to be pretty comfortable with one another as it's not huge!We were there when the temperature was 0 degrees, and the bottom bedroom was very cold, but that's to be expected from a converted barn. It's also hard to judge was the pRead morelace is like in better weather! Pool and games room are nice enough - though the pool is very shallow, so don't expect to be doing Olympic lengths. The accommodation needs a little TLC. A few bits missing in the kitchen and the dishwasher and hoover could do with an update. But for the price one can't complain. Also, worth noting the location - nothing in walking distance (not even a pub!), so you are slightly marooned if you don't want to drive. Hide
