An absolutely stunning barn conversion property, offering stylish light-filled accommodation for up to nine guests, enjoying a quiet countryside location in the village of Bircham Tofts.

This property enjoys a quiet location in the small village of Bircham Tofts, just outside the larger village of Great Bircham. The village boasts an historic windmill which is open to the public who can admire the views from the top, and also houses a cafe which is a lovely place to stop for tea and cakes. The area around the village offers many opportunities for interesting and fun day trips, including to the beaches at Heacham and Hunstanton, and the beautiful country house estates at Sandringham and Houghton Hall.

This property has been converted from a former barn to a very high standard throughout, creating a stunning holiday retreat for up to nine guests. The main living area is gorgeous open-plan space comprising a light-filled lounge/kitchen/diner with a vaulted beamed ceiling and exposed flint walls. At one end of the room, the lounge area has two large inviting sofas which are positioned so as to allow guests to enjoy both the warmth from the wood burner and the TV/DVD. The dining area occupies the centre of this impressive space, beyond which the kitchen has been finished in a sleek, contemporary style and offers an excellent range of equipment including an oven, hob, microwave, fridge, freezer, and dishwasher, as well as a marble-topped island. The washing machine and tumble dryer meanwhile, can be found tucked out of the way in a hallway cupboard. Two bedrooms can also be found on the ground floor, both of which are accessed from the property’s main hallway. The first of these is a stunning master bedroom suite boasting a king-size bed, an en-suite bathroom with a shower-over-bath and WC, and a spacious dressing room which can be used as a separate seating area, ideal for quiet relaxing with a good book. The second bedroom on this floor is a fantastic room for younger guests, a triple room with a single bed and a set of bunks. Next to this room, the marbled tiled bathroom offers a shower-over-bath and WC. On the first floor of the property there are two further bedrooms: a super-king-size room which can be made up as a twin on request, and a twin room, both of which have sloping beamed ceilings and therefore some areas of reduced head-height. A cloakroom with WC can also be found on the first floor, as well as a spacious built-in wardrobe on the landing.

Outside, the property benefits from a private, enclosed garden with a patio seating area overlooking a generously-sized lawn. Garden furniture and a BBQ are provided, and the shed can be used to store bicycles. There is off-road parking on the driveway for two cars.

We don't want to criticise this property as it was lovely but the owner should know about the points above. The only grumble was the note to replace any kindling or firelighters used.. we felt this could have been provided?? We lit the fire on the 1st night as we were cold but there wasn't sufficient to light the fire on the 2nd night. We had to trRead moreapse round on the 2nd day to buy more for the 3rd night and to replace what we'd used. If we'd have known we could have brought some.. Hide

Spacious and reasonably equipped accommodation. Enclosed garden ideal for young children. Good location but car essential. Plenty of attractions to visit within 25 miles. Accommodation and garden just need sprucing up.

Excellent location for visiting Sandringham, which was well worth a visit. Very warm and cosy and beds were comfortable. Quiet location. Had an excellent meal at the village pub. Village store was really well stocked with an amazing selection of cheeses.

Fantastic cottage! Large and spacious. There were 9 of us and we had plenty of room. Well equipped and good location to access the beaches, Sandringham, Kings Lynn, etc.

This barn has a lovely tranquil rural setting, with a showstopper huge main room (kitchen/diner/living space). We were here for Christmas (a family of 8), and this large room was the perfect space to host the chaos of Christmas! Kitchen well-equipped with large fridge and granite workspaces. We had a lovely stay at Pond Cottage. The weather helped but overall it was just a nice and simple cottage that provided all we could have wanted. The location is good, it's quiet, has a lovely lounge area and the bedrooms / bathrooms are nice. All good and with thanks.

We just wanted to say what a lovely weekend weve had in the delightful Pond farm barn. It is a beautiful house and was the perfect setting for our family get together. We were all very sorry to leave and said that we would definitely return.
