On entering this spacious and attractive three-level holiday home, a light and welcoming entrance hall leads you into a kitchen/diner with a lovely dining area and a pretty kitchen which is fully equipped with an oven, hob, dishwasher, microwave and washing machine, fridge freezer.The kitchen leads into a bright and spacious garden room. There is also a separate ground-floor WC. Heading upstairs to the first floor, you will find the bright and welcoming lounge. With plenty of comfy seating, TV/DVD and iPod dock, this is a cosy and inviting space to relax in at the end of a wonderful day. Exploring further you will find the first of three bedrooms: a large twin room with TV and shower cubicle. Going up to the second floor you will find two further bedrooms: there’s a twin room and a master bedroom with double bed and views out over the saltmarsh and toward the sea. There is also a family bathroom complete with a shower over the bath and a WC.

Stepping outside, you can relax in the small private and enclosed patio area, with garden furniture. Off-road parking is available for two cars.

Overall the property was well equipped and situated within easy walking distance (few minutes) to Wells quay. Everything was clean and well presented with a tree and a few other Christmas details. We all commented on the comfy beds. One negative, the strange shower and hand sink squeezed into a wardrobe space in the first floor bedroom. This was deRead morescribed as an en-suite but lacking a toilet. 2nd toilet on ground floor. Hide

Good location for Wells centre and a nice walk to the woods and the beach. Round trip of 2 hours. A few nice pubs to visit. All Bedrooms were a good size. We found the living room was very narrow and a bit small for 6 adults.

This cottage is in a great location to explore north Norfolk and within easy walking distance to the harbour, shops and restaurants. Be mindful that there is no toilet on the 1st floor despite it saying en suite, it just consists of a small sink and shower and the first floor only consists of 4 comfortable chairs, not enough for 6 people.

Comfortable accommodation with excellent beds! Great location. Lovely to find a welcome gift of chocolate, Apple juice and crisps thank you. Well equipped kitchen for the occasional home cooked meal between eating out at the many nice places in Wells-next-the-Sea.

Delightful short Easter stay. Wells is beautiful and has a fabulous shopping street full of independent shops catering for every need. The house is great, clean and with modern decor. There are a lot of stairs though, as the property is over 3 floors, something to consider if travelling with young children or elderly relatives.

An enjoyable stay. We were pleasantly suprised with the welcome items that were left for us. The entire property is very comfortable. Ideal to use for exploring Wells and the rest of Norfolk.
