This lovely cottage is surrounded by rolling fields and offers a beautiful view over the water meadows where the River Tat joins the River Wensum. This is a great place for watching wildlife including deer and wild birds. Just a couple of miles away is the thriving traditional market town of Fakenham. Home of the famous Fakenham Raccourse and the Thursford Show, this delightful town has a choice of pubs, cafes and restaurants, as well as a cinema, the Corn Hall and flea market, as well as the popular Thursday auction and market which originated in 1250. You can visit the breath-taking Pensthorpe Natural Park or the Holkham Estate, and the stunning northern coast of Norfolk is within easy reach.

On entering this delightful semi-detached cottage you will find yourself in the comfortable and welcoming lounge. With plenty of comfy seating, TV/DVD, feature fireplace and a selection of books and games, this is an ideal space to relax in. Moving into the pretty kitchen/diner, you will find a delightful dining area set for five guests, and the kitchen is fully equipped with an electric oven with extractor, dishwasher, washing machine, microwave and a fridge with an ice compartment. Exploring this charming property further you will find a conservatory/sunroom which runs the length of the cottage and looks out over the back garden. There is also a ground-floor WC. Going upstairs to the first floor, you will find two cosy bedrooms: there’s a double room which offers stunning countryside views, and a twin room which also has fantastic views, both with plenty of storage space. You will also find a bathroom complete with a shower over the P-shaped bath and a WC.

Stepping outside you will find a small fully enclosed front garden with a lawn and a large enclosed gravel driveway. To the rear there’s a large enclosed garden which is mainly lawn and has plenty of space for children to play. There’s a patio area located near the sun room which has garden furniture and is an ideal space to relax in and dine al fresco. Off-road parking is available for two cars.

Fantastic place for a holiday. Everything you could wish for wildlife, scenery, and the coast . The cottage is in a good location to go to the beach and bird reserves. The cottage is very clean and comfortable.

Apart from the military jets overhead, this is a very peaceful place for a holiday. You are surrounded by nature and bird life. Cottage is cosy and clean. The owners have gone out of the way to ensure you have a happy stay. Looking forward to returning.

Our 3rd visit. Would thoroughly recommend. The cottage is in a quiet location but only a short drive away from Fakenham. Very central for visiting lots of places, the coast included. Dont bother turning the tv on just watch the birds and wildlife in the garden instead.

Beautiful comfortable cottage in very quiet and peaceful location a couple of miles outside the town. Everything needed was provided. Extremely clean. Lots of wildlife visit the garden. Stairs are a bit steep..please note if you are disabled in any way. Would be ideal for young families as there are toys, stair gate, cot, high chair all provided. Another wonderful stay at Southmill Cottage. The house is really well maintained, has a lovely garden full of wildlife, surrounded by fields, and is only a short drive to the coast. Perfect! We're already looking forward to our next stay.

Cosy cottage spotlessly clean. Stayed in January 2024 and despite freezing temperatures outside cottage warmed up quickly via central heating. Great quiet location surrounded by nature yet not too isolated. Everything you need for some rest and relaxation. The beautiful North Norfolk cost just a short drive away. Loved it and will return.

A beautiful, peaceful cottage set in the middle of farmland. Lots of wildlife visits the garden - pheasants, partridges, sparrowhawk, robins, woodpeckers, hares. You can just sit in the conservatory and enjoy them. The cottage is very well equipped, cosy and comfortable. This was our second visit and it won't be our last. The cottage was beautiful and the apple juice, tea cakes and kettle chips left for us was a lovely touch. The surroundings were also beautiful and we enjoyed watching the rabbits and birds come into the garden. The Grouse were funny especially when they were tapping on the front door when it was raining. Location was excellent. We loved it and did Read morenot want to leave. We would recommend the cottage to anyone. Hide

Absolutely super cottage, with amazing wildlife, super quiet location but within easy reach of lots of places of interest. We loved the birds on the bird feeder, especially the frequent visits by the woodpecker. The cottage was very clean and comfortable and had everything we needed.

Lovely cottage. The ideal place for some well earned R&R. Spotlessly clean & tidy. Well equipped for all your needs. The welcome goodies are a real treat.. So much wildlife in the garden. Watching the birds on the feeding station was beautiful. If you are looking for a place that is away from busy life styles then look no further.

If you like watching wildlife in a comfortable environment then this is the cottage for you. Dont bother switching on the tv - just look out of the windows! As well as the birds, including woodpeckers and partridges, which visit the bird feeders and the hares which run about everywhere, we also had muntjac deer in the garden on 3 occasions. Also ReRead mored Kite and other birds of prey in the surrounding fields. Perfect base for Norfolk attractions. Already planning a third visit. Hide

The cottage is in a perfect location if a peaceful stay is required, completely surrounded by open countryside. The cottage is very comfortable, the owners have supplied everything you need for a perfect vacation. The house is so comfortable and beautifully furnished by the owners with vintage furniture and signs. It is fully equipped. Just as you think it couldn't get any better you stumble across the conservatory and the large garden. The views all around are stunning. We spent 2 weeks at the cottage and found it to be absolutely more than our expectations. The kitchen was well-equipped, cottage was thoroughly warm and the location allowed for peaceful quiet to work or just sit and enjoy the surrounding nature. As a family we enjoyed the huge stockpile of board games and DVDs at our disposal. We didn't have a carRead more and found it wasn't needed as we enjoyed the countryside walk into Fakenham town center (~55 min). Highly recommend and would book again!! Hide

This is a great find! Located in a remote and yet accessible area near Fakenham it offers warmth and comfort, excellent furnishings and equipment, wildlife a plenty and is ideal for a couple or small family. The only concern might be if you have trouble with stairs as they are fairly steep, We spent 5 lovely days exploring the area - the property iRead mores handy for Wells, Holt, Cley etc and the roads pleasantly uncluttered. Nice welcome pack and milk in the fridge (not a huge freezer compartment) . Hide
