Great location, good facilities. Dont think the damage waiver charge of 60 was clear in booking. I assumed it was refundable.

We were a party of 7 couples, average age 70. The property worked for us as two couples stayed for only part of our total stay. It wouldn't have worked otherwise as one bedroom is a single and another is not en-suite. Lovely views, setting, hot tub and garden. Proximity to beach and shop is an advantage. One double room sleeps two children sharing a bed but not too adults, as this is a very small double bed, so the house is more suitable for 13 people.

Great position. So much to do and see without getting into a car. Shop and several pubs ( food ) in easy reach. Sea front across the road and beach within a hundred and fifty yards. Ferry to Appledore depending on tides. Splendid family option. Kids especially loved hot tub.

This house is in the perfect position. Our family of 3 couples, family of five and one elderly lady had the best time. We cooked in for four nights and bbq d and ate out at the lovely pubs just down the road the other nights. We hired bikes and rode the tarka trail, had picnics on the beach, took the ferry over to Appledore, had a steam train ride,Read more drove into Lynmouth, Lynton and Ilfracombe and also just chilled out. Lovely location - spectacular views of the estuary. Close to Instows amenities- Tarka trail for walking, cycling or running - Johns deli for delicious food and drink - beach and Appledore ferry - local pubs. Great accommodation with spacious kitchen/dining area and lots of rooms and bathrooms- works well for large groups.

Welcome basket and milk was a wonderful surprise! Overall the location was amazing and next to the disused railway for your walks. The only shop Johns has everything but quite expensive plus it has a cafe for breakfasts and sandwiches. Property comfortable for 6 adults, 3 kids and poodle.. did struggle all sitting in living room until kids went to Read morebed. Kids are different ages so had their own rooms. Lovely house for all age ranges in close proximity to the beach, good pubs and a shop. The weekend was about spending time together as a family and the house was ideal for us all us to get together with everything we needed in one place.

The Anchorage is a fabulous well equipped house in an amazing location. All the bedrooms and bathrooms are comfortable and most have fabulous sea views. The games room is great fun and the hot tub very luxurious and indulgent! A wonderful place to stay for a family holiday.

Celebrations for my husbands 70th birthday. All different ages were catered for, the hot tub was wonderful for my teenage granddaughters while us oldies sat around the massive table enjoying drinks and buffet. Great location, right on the estuary, good walks. Pubs and shop within walking distance. Kitchen very well equipped, efficient cooker. Would have been better if hot tub was ready for use on the Friday. Steep steps to top floor. Overall excellent.

This is a fantastic house for a large group. Brilliant to have a huge dining table that seats everyone and an equally big sitting room with space for everyone. And there's plenty of parking. We loved the hot tub and had everything we could wish for in the kitchen.

11 of us stayed at this grand house for my partners 50th birthday. We were so please with the location. Right on the Tarka trail and close to pubs and a lovely local shop. Lots of off road parking. This is a spacious house - we were 4 separate families enjoying a week together for October half term. There was plenty of room for everyone to spread out and have their own facilities near or in their bedroom. Great views and a lovely walk through Instow. Our dogs loved the beach and we enjoyed the local pubs. We'd particlarly recommend The WayfarRead moreer who made room for 10 of us on Saturday evening at short notice. Lovely house plenty of equipment just think the steep staircase people should be made aware of. Bus stop and frequent buses very close, lovely trip on the ferry and one beautiful sunset.

The property was rented for a joint family holiday for 14 from 3years to 70 years and allowed space for all. The older grandchildren enjoyed the top suite whilst grandparents had the first floor bedroom. Fridge and freezer space took all the four families could ever require. Meals were enjoyed around the large table or alfresco by the BBQ

The Anchorage was perfect for our large family, extremely well equipped for all ages. Kids big & little loved the games room, adults enjoyed chilling in the lounge & playing cards around the huge dining table. Beaitiful views from the house of the sunsets in Instow an added bonus. We had a lovely stay at the Anchorage. There was 11 adults & 3 children. We would highly recommend this accommodation. Lovely house, lots of room for us all, plenty of bathrooms & spotlessly clean. We would highly recommend it.

What an amazing house. Very roomy and comfortable with stunning views. We stayed for a family birthday and it was the perfect house to all be together. The house is very well equipped and the games room and hot tub were very welcome additions. We enjoyed some lovely walks one took us to Bideford along the estuary on the Tarka Trail. The house was perfect for us as a group of 10 friends. There was nothing we would have changed. The house was perfectly clean. The welcome pack included scones, clotted cream, jar of jam, tea, coffee and 4 pints of milk and was very much enjoyed.
