This stunning Grade II Listed farmhouse is perfectly placed just a mile from the expansive sandy beach at Westward Ho! and provides a perfect venue for a relaxed yet fun-filled family holiday.

Venture into nearby Westward Ho! and you will find two miles of beautiful golden sandy beach, perfect for those who enjoy the sun and surf, and from here you can also enjoy some spectacular cliff-top walks on the South West Coast Path. The town itself also offers an array of amenities including a championship golf course, tennis courts, alongside a great selection of independent shops, pubs and restaurants. Also nearby, the pretty town of Bideford boasts an array of independent shops and from here you can enjoy a trip to Lundy Island on the famous Oldenburg. Other attractions accessible from here include Appledore and Clovelly, Instow, Hartland Abbey and Quay, Tapeley Park, The Big Sheep, The Milky Way, RHS Rosemoor and Dartington Crystal.

Stepping inside this stunning property you will firstly find yourself in the spacious entrance hall offering a warm and welcoming ambience, and a ground floor separate WC. From here head into the beautifully appointed sitting room which boasts an abundance of original features and provides a perfect place to relax in front of the lovely original fireplace and warming wood burner. The next room is the games room, a fabulous informal area catering for younger members of the party and offering a Smart TV, DVD, PlayStation, Nintendo Wii, table football, double sofa bed and French doors to outside. Towards the rear of the property and overlooking the pretty garden is the kitchen/diner, a great sociable space and a perfect venue for a laid-back family meal. The kitchen itself is also brilliantly appointed with an electric range oven and induction hob, microwave, fridge, freezer, dishwasher, and a separate pantry. Completing the offering on the ground floor is a utility room equipped with a washing machine and tumble dryer. Venturing up the handcrafted oak staircase and onto the first floor you will then discover the beautiful bedrooms, all decorated in a gorgeous modern country style, and these comprise a super-king-size with an en-suite shower room with WC, a king-size with double aspect windows and en-suite bathroom with shower over bath and WC, a pretty bunk-bedroom and a cosy twin bedroom. A bathroom with hand-held shower over bath and WC, services these two latter rooms. Accessed externally yet adjoining the main house, there is a separate cottage and this offers further wheelchair accessible accommodation in the shape of a studio style lounge/diner/bedroom with a TV and DVD, twin beds and French doors to the patio. Also handily arranged on the same level and included in the cottage, a kitchen with an electric oven and hob, microwave, and fridge/freezer provides an alternative area to cook, and a spacious wet room with shower and WC means that you can easily clean up after a day at the beach.

Heading outside and located to the rear of the property, a large enclosed south-facing patio area with garden furniture and a BBQ provides a great place to relax in the sun or dine al fresco. For a relaxed evening guests can enjoy the hot tub which will be available from April 2019. Further to this guests can enjoy access to a generous tiered lawn garden with climbing frame and garden games. Ample private off-road parking is provided on the driveway.

Beautiful setting in a lovely old farm house. Spacious, well appointed, yet warm and cosy. Great location for exploring North Devon and close to the amazing Westward Ho! beach. We had a wonderful relaxing break here.

Perfect place for peace and tranquillity! Not too far for all amenities lots of things to do or not if you wish! We just enjoyed chilling in the hot tub or eating! Really recommend The royal George at Appledore.

The cottage is in a beautiful spot with a huge multi levelled garden. The dogs and children loved being able to run round. The only sounds are the cows and the occasional helicopter which we loved watching. The children loved the 2 staircases especially the spiral one and the hot tub was a great success. A wonderful house to stay in. Even better than the pictures suggest. Beautifully decorated, spacious and well equipped. Gorgeous gardens and the hot tub was superb! Kids loved the games room. The cottage was fantastic and cosy , all the family loved the quirkiness and even though we had 9 in our party , we felt like there was plenty of space and enough things to do in the property and the area, this is the first time we have hired a cottage for all the family and we would highly recommend.
