On the ‘Two Moors Way’ This Devonshire Long House (reputed to be build late 16th Century) has been lovingly refurbished to provide comfortable accommodation with the owner occupying the cottage next door. A warm welcome awaits but privacy is assured.

Joyce's Cottage nestles within the beautiful Yeo Valley on the southern border of Exmoor, just outside the quaint village of Yeo Mill it encompasses its own meandering section of the River Yeo. This 16th Century cottage is on the Two Moors Way between the ‘Knowstone to Tarr Steps’ leg of the walk which links Ivybridge (South Coast) to Lynmouth (North Coast). The market town of South Molton is nine miles away, where two markets are held in the historic pannier market each week, there is a supermarket, independent shops and numerous cafes and pubs to choose from. Exmoor dark skies are some of the best in the UK, with minimal light pollution on a clear night you can see the Milky Way, a wonderful experience for all to enjoy providing a place for exploration which may boost mental and physical health and wellbeing.  

You are welcomed into the accommodation through the front door where you will be greeted by the lounge enjoying comfy sofa and armchairs, Sky Q, DVD and WiFi (supported by Fibre Optic BroadBand). Dominating the lounge is a cosy woodburner (first basket of logs included) perfect for those cooler evenings. The well-equipped kitchen is located to the left and has an induction hob, oven, combination microwave, fridge, dishwasher and large oak six seat dining table. Through the kitchen there is a utility room with washing machine and sink a perfect space for managing muddy boots and wet dogs. Here to (for your convenience) is a small freezer . A staircase leads up to two good size bedrooms, one double and one dual aspect twin room. There is also a delightful shower room on this floor with a large power shower and WC.

Venturing outside you will find a patio area and BBQ with seating that overlooks the enclosed garden, a perfect spot to enjoy your morning coffee. At the bottom of the garden is the Car park, this off road parking can easily accommodate two cars or a motor home, about 100yds from there is the River Yeo that is defended by a fence and lockable sheep gate, heading towards the river you will find a secluded 'island' where you can enjoy toasting marshmallows whilst sitting around the fire pit and gazing at the night sky.

Lovely homely cottage in a beautiful location, it had everything you could need with a lovely big enclosed garden for our dog and access to a large field, handy for dog walking

The cottage was spotlessly clean, well maintained, cosy and full of character. The kitchen was well equipped. Great to have Sky TV and WiFi was good. The log burner wasnt used as it was warm when we were there but it would be very cosy in winter. The home made scones and jam on our arrival were delicious. The cottage is the cleanest and best equipped cottage I have stayed in. Everywhere was spotlessly clean and there were ample utensils to allow for some true self catering. We spent a lot of time sitting in the garden where all you hear is birds , distant cows and a regular owl, with only the occasional car coming down the road.

Everything you need is there hosts are friendly nothing is to much trouble. It is very rural but as long as you shop for what you need it is lovely in the evening sitting outside . My dog loved the space outside

A characterful cottage in the most peaceful of locations! Everything was immaculate and finished to a high standard. We loved staying at Joyce's cottage. It was lovely and clean throughout. The personal touches were really appreciated such as the fresh flowers, and delicious homemade cream tea waiting on arrival. Wow what a beautiful setting .the grounds were amazing and the dog loved his morning dip in the river and run around the paddock . The owners are lovely very friendly and helpful . You wont find a cleaner cottage as well equipped as this very easily, great dog friendly garden and use of the paddock with river access a huge bonus. Great base to explore the area away from the crowds and traffic. Only slight issue is no local pub so stock up the fridge and youll be fine!

Joyce's cottage is a great location for reach lots of North Devons attraction in a hour or under. The river and fire pit was the perfect bonus, for toasting marshmallows and a few glasses of Devon cider! Lovely owners who where very friendly and have had Joyce's cottage the perfect Devon holiday.

Paul and Natalie are fantastic hosts. Joyce's is a lovely cottage with everything you could possibly need. I have never stayed in such a clean holiday let and the scones that greeted us on arrival are the best I have ever eaten!

The best we've stayed at. So clean and peaceful with wonderful host's. This was an ideal location for us to explore the many attractions on your doorstep and then return to the comfort of Joyce's cottage after a long days walking. The cream tea was a lovely surprise and cheers for the beer....

Really lovely cottage with a great enclosed garden- perfect for our bouncy dog! Well equipped kitchen, cozy and comfortable as well as a great shower! We had an amazing break at Joyces Cottage - the only thing that could have improved it was if we had booked for longer! The cottage itself was immaculate - I always take a box of cleaning products as I am fussy but the cleaning box was untouched.
