Located on a quiet street in the old fisher’s part of the village, a peaceful setting for a relaxing break in the Highlands. A short walk from the Moray Firth shoreline, the area is acknowledged as one of the best places in Europe for spotting Bottlenose dolphins. Outdoor activities include golf, cycling, fishing, walking and climbing. Walk to the Medieval Ormonde Castle with views back to the village and over the bay. There are scenic drives all along the coast with pretty villages in between, and sandy beaches at Fortrose and Rosemarkie, with cafe and children’s play area. Visit the beautiful mystical Fairy Glen waterfalls. Inverness, the capital of the Highlands, is just a short drive away or get the bus from the village. Culloden Battlefield, Fort George and the historic castles of Cawdor and Urquhart are on the banks of Loch Ness. Enjoy a ferry trip from Cromarty to Nigg, running from May 1st – September 30th 2021

Stepping into this delightful two storey property, on the ground floor, you will find the lovely spacious open-plan lounge/kitchen/diner. The stylish and well-equipped kitchen offers you plentiful storage with electric oven and hob, fridge/freezer, dishwasher, washing machine, Tassimo coffee machine and microwave, and ample work space to prepare your meals. Enjoy your resulting meals together at the dining table provided, the dining area also has French doors leading out to the patio garden. Relax in the comfy lounge after a day out exploring the area and watch your favourite programme on the TV. The spacious family shower room with shower and WC is also located on the ground floor. When the day is done, retire via the wooden staircase to the first floor where you will find two bedrooms, a double and a twin, set in the eves with sloping ceilings. There is also a separate WC on the first floor.

The French doors from the dining area, take you to the delightful patio area with garden furniture where you can enjoy al fresco dining. There is roadside parking to the front of the property, subject to availability, with extra parking by the shore wall, only a short walk.

Such a lovely cottage. Cosy, comfortable, spotlessly clean and so well equipped, everything you could possibly want. It was well located for all the places we wanted to visit - even saw the dolphins. Would recommend this cottage and hope to stay there again

This is a super cottage located in a lovely little village. Our dogs enjoyed walking at the nearby harbour. Culloden Battlefields are a must visit - so glad we went. Loch Ness is also amazing. The cottage itself is very well equipped, super clean with a small but completely secure garden. We really enjoyed our stay and would highly recommend.

A beautiful little cottage. As soon as we stepped through the door we felt at home. It was warm and there was a lovely welcome pack. The beds were very comfy and the shower was hot. The beach, local shop, fish and chip shop, Chinese and curry house were a 3 minute walk away. Even though it's called little cottage there's plenty of room, it didn't fRead moreeel small.We never had a problem parking the car. The Little Small House is an excellent highland hideaway very close to the beach at Avoch, great if you have small children or dogs wanting to let off some steam. Lovely warm cosy cottage ideal for winter breaks. Well equipped and even included a welcome hamper, bowls, towels and treats for your pet. Excellent location for visiting the many dog friendly beaches on the Black Isle and Moray coast. A little gem, would definitely recommend.

Cosy cottage which has been renovated tastefully and with all equipment required. One point for dog owners - downstairs floors are wood with no anti-slip mats or rugs. Our old arthritic springer had several collisions with the dining table and the kitchen bin in his haste to turn the corner into the kitchen to get to his food bowl.

What we like about this two bedroom cottage apart from the bathroom downstairs it has a separate toilet up stairs between the two bedrooms which is a plus.

Just returned from this lovely cottage, celebrating our Ruby Wedding Anniversary. Everything was perfect, from the welcome pack, which even included dog treats, to the lovely furnishings, comfortable bed and well-equipped kitchen. Wonderful cottage, ideal location for exploring the east coast of Scotland, good choice of food outlets in Avoch, will definitely stay again. One of the highlights was going dolphin spotting from Avoch harbour and also using the Cromarty/Nigg ferry to shorten the trip further north.

A fabulous little cottage that was beautifully clean and well equipped. Comfy beds and living area and a great kitchen with everything needed for cooking dinner. The location was perfect, quiet and peaceful and it was great to be able to bring the dogs and be so close to the shore for them to have a good run. We stay within the cottage and local village while on holiday. The cottage was exceptionally comfortable, clean and well equipped which made a pleasant stay for the second time. Would strongly recommend it for a holiday stay.

Large amount of wasps attracted to bushes in back garden and issue, couldn't make use of the garden, had 2 young children with us because of wasps, couldn't leave open patio doors because of wasps. Take your own tea pot, we couldn't find one. Cottage is lovely, Avoch is well centred for getting out and about.

This is a very cosy well kept cottage. Lovely Beds, everything you need in kitchen. Garden furniture great. The area is amazing 2, mins to harbour and lovely walks. Village has three good takeaways if you don't want to cook. Would love to return. Rosie our little shitzu had great time. The Hamper was an extra special surprise great touch.

The cottage was lovely and so clean. Little details such as phone charger sockets and a cafetire for coffee was much appreciated and the welcome hamper as well as the table being set and fresh flowers were lovely welcoming touches. The location was ideal with the shore being so close and Avoch is a lovely little village and great base to explore. An amazing location especially for Inverness and Loch Ness. We even did John O'Groats. Cottage was very clean, shower was lovely and beds were comfy. Probably the best cottage we've stayed in so far. Would highly recommend it.
