Eco-friendly, contemporary, purpose-built property in the beautiful coastal village of Avoch on the scenic Black Isle, the perfect base to relax or explore the stunning Scottish Highlands and Islands.

Located on a quiet street in the old fisher’s part of the village, a peaceful setting for a relaxing break in the Highlands. A short walk from the Moray Firth shoreline, the area is acknowledged as one of the best places in Europe for spotting Bottlenose dolphins. Outdoor activities include golf, cycling, fishing, walking and climbing. Walk to the Medieval Ormonde Castle with views back to the village and over the bay. There are scenic drives all along the coast with pretty villages in between, and sandy beaches at Fortrose and Rosemarkie, with cafe and children’s play area. Visit the beautiful mystical Fairy Glen waterfalls. Inverness, the capital of the Highlands, is just a short drive away or get the bus from the village. Culloden Battlefield, Fort George and the historic castles of Cawdor and Urquhart are on the banks of Loch Ness. Enjoy a ferry trip from Cromarty to Nigg, running from May 1st – September 30th 2021

Stepping into this delightful two storey property, on the ground floor, you will find the lovely spacious open-plan lounge/kitchen/diner. The stylish and well-equipped kitchen offers you plentiful storage with electric oven and hob, fridge/freezer, dishwasher, washing machine, Tassimo coffee machine and microwave, and ample work space to prepare your meals. Enjoy your resulting meals together at the dining table provided, the dining area also has French doors leading out to the patio garden. Relax in the comfy lounge after a day out exploring the area and watch your favourite programme on the TV. The spacious family shower room with shower and WC is also located on the ground floor. When the day is done, retire via the wooden staircase to the first floor where you will find two bedrooms, a double and a twin, set in the eves with sloping ceilings. There is also a separate WC on the first floor.

The French doors from the dining area, take you to the delightful patio area with garden furniture where you can enjoy al fresco dining. There is roadside parking to the front of the property, subject to availability, with extra parking by the shore wall, only a short walk.

Dogs are charged at £20 each per full or part week.

Cottage per se was perfect. Agree with other comments that parking immediately at the front door can be a challenge - this was never an real issue for us. There was always a fall back option of the shore front which is no more than 100 metres from the cottage. This cottage sets a very high standard indeed.

Lovely homely cottage decorated to a very high standard. Good location for seeing the local sights. Owners appear to have thought of everything with extras that you dont often get like hairdryer, washing machine and coffee machine included. Also books and board games. Literally a stones throw from the seafront. Chip shop, Indian and Chinese takeawaRead moreys on the door step as well as local Co-op. Only thing missing would be a little pub as the hotel now appears closed. Lovely area for walks. Hide

It's a fantastically well equipped and renovated cottage in a great location. We stayed for a week and is ideally suited for day trips around the Highlands. The cottage was perfect for us and our toddler and the host provided a first class service!

The cottage is so close to the beach for lovely strolls. It was super cosy inside and very updated and modern. Well equipped kitchen. The shower was wonderful. Overall the property was fabulous and I have no faults! The only (tiny) negative was the parking. The street is tight to park on but there is plenty of space at the end of the street so it iRead mores totally negligible. Hide

My family and I and of course our beloved pooch stayed at the Little Small House from the 1st August to the 8th August and it was with a heavy heart when we had to leave. The cottage is beautiful and very comfortable. The village itself is quite small but enough to get everything you needed. cottage is great. Very comfortable and homely. Very central for visiting surrounding attractions etc. Avoch is a very friendly village with 3 different takeaways, co-op, and hotel. Plenty of good walks from the cottage and only a 2 minute stroll to the water/harbour. The cottage has a very nice patio garden with seating area. Loved our stay in the Read morecottage, very quiet and relaxing - just what we needed. Would definately recommend this lovely cottage and would love to go back again. Hide

This cottage is beautiful. It was spotlessly clean and pristine. Everything you need for a cottage stay. Very peaceful location and perfect base if you want to venture further afield. We took our two dogs, and they were very much at home here and they even seemed to relaxed. Nothing negative I can say at all. Would love to come back.

Very cosy. Big kitchen with great cooker. Nice outdoor area.very clean and minimal so feels really spacious.great shower which i think sells a property. Upstairs toilet and very quiet stairs. Beds are really comfortable.great location by sea. Just 10 mins to beach to watch the dolphins. Saw them on our first day!

Had a really great, relaxing break in this very well appointed cottage in a beautiful part of the world. Lovely, cosy and warm. The village is quiet (in a good way!) and it's so nice to just walk a few paces and be right on the coast ready for some dolphin spotting!
