Eco-friendly, contemporary, purpose-built property in the beautiful coastal village of Avoch on the scenic Black Isle, the perfect base to relax or explore the stunning Scottish Highlands and Islands.

Located on a quiet street in the old fisher’s part of the village, a peaceful setting for a relaxing break in the Highlands. A short walk from the Moray Firth shoreline, the area is acknowledged as one of the best places in Europe for spotting Bottlenose dolphins. Outdoor activities include golf, cycling, fishing, walking and climbing. Walk to the Medieval Ormonde Castle with views back to the village and over the bay. There are scenic drives all along the coast with pretty villages in between, and sandy beaches at Fortrose and Rosemarkie, with cafe and children’s play area. Visit the beautiful mystical Fairy Glen waterfalls. Inverness, the capital of the Highlands, is just a short drive away or get the bus from the village. Culloden Battlefield, Fort George and the historic castles of Cawdor and Urquhart are on the banks of Loch Ness. Enjoy a ferry trip from Cromarty to Nigg, running from May 1st – September 30th 2021

Stepping into this delightful two storey property, on the ground floor, you will find the lovely spacious open-plan lounge/kitchen/diner. The stylish and well-equipped kitchen offers you plentiful storage with electric oven and hob, fridge/freezer, dishwasher, washing machine, Tassimo coffee machine and microwave, and ample work space to prepare your meals. Enjoy your resulting meals together at the dining table provided, the dining area also has French doors leading out to the patio garden. Relax in the comfy lounge after a day out exploring the area and watch your favourite programme on the TV. The spacious family shower room with shower and WC is also located on the ground floor. When the day is done, retire via the wooden staircase to the first floor where you will find two bedrooms, a double and a twin, set in the eves with sloping ceilings. There is also a separate WC on the first floor.

The French doors from the dining area, take you to the delightful patio area with garden furniture where you can enjoy al fresco dining. There is roadside parking to the front of the property, subject to availability, with extra parking by the shore wall, only a short walk.

Dogs are charged at £20 each per full or part week.

We had a short break over New Year and it was lovely. The cottage is cosy, spotlessly clean and every need is very well catered for. We had our two dogs with us and it was nice to see they had been thought of too, with bowls, towels and treats in the welcome hamper. This a beautiful cottage, well equipped and the layout is perfect. Everything you need and more. Very cosy and a real home from home. Owners (Fiona and Mark) are lovely- really helpful and welcoming especially to our puppy and they supplied her with snacks and her own towels. Very thoughtful. Lots to see and do in the area. Loved it.

The Little Small House is a beautiful cottage in a lovely location. It is on a narrow street but we were always able to park directly outside the cottage. Beautiful and comfortable cottage. Equipped with absolutely everything you might need, even bowls and towels for doggy guests. The owner certainly goes the extra mile with the addition of fresh flowers and welcome hamper.

The cottage is maintained to a very high standard, nicely furnished and superbly equipped. Avoch is a charming little fishing village with friendly locals. Whilst the location is well blessed with takeaway outlets and a Co-Op there is no pub in the village though the Allangrange at Munlochy serves excellent meals.

Immaculate. Had everything you might need. Garden space neat and tidy. Living in an old village has its restrictions, but if you want more space I guess you dont chose a a fishermans cottage in a historic village. I loved it.

Super comfortable cosy cottage in a lovely seaside location. Great destination for exploring the Black Isle or travelling further west and north. Avoch is charming and friendly and with a very strong community feel .

Cottage per se was perfect. Agree with other comments that parking immediately at the front door can be a challenge - this was never an real issue for us. There was always a fall back option of the shore front which is no more than 100 metres from the cottage. This cottage sets a very high standard indeed.

Lovely homely cottage decorated to a very high standard. Good location for seeing the local sights. Owners appear to have thought of everything with extras that you dont often get like hairdryer, washing machine and coffee machine included. Also books and board games. Literally a stones throw from the seafront. Chip shop, Indian and Chinese takeawaRead moreys on the door step as well as local Co-op. It's a fantastically well equipped and renovated cottage in a great location. We stayed for a week and is ideally suited for day trips around the Highlands. The cottage was perfect for us and our toddler and the host provided a first class service!

The cottage is so close to the beach for lovely strolls. It was super cosy inside and very updated and modern. Well equipped kitchen. The shower was wonderful. My family and I and of course our beloved pooch stayed at the Little Small House from the 1st August to the 8th August and it was with a heavy heart when we had to leave. The cottage is beautiful and very comfortable. The village itself is quite small but enough to get everything you needed. cottage is great. Very comfortable and homely. Very central for visiting surrounding attractions etc. Avoch is a very friendly village with 3 different takeaways, co-op, and hotel. Plenty of good walks from the cottage and only a 2 minute stroll to the water/harbour. The cottage has a very nice patio garden with seating area.
