Set in a quintessential Yorkshire village in beautiful countryside, this spacious and stylish holiday home offers attractive and comfortable accommodation for a large family or a group of friends.

Set in the pretty village of Sutton on the Forest with its delightful pub, restaurants, tearooms and gin distillery, this lovely holiday home is perfect for exploring the beautiful Howardian Hills (6 miles) and the Hambleton Hills (16 miles). Other local attractions include Yorkshire Lavender – a lavender farm and sculpture park (8.5 miles), and Castle Howard (11.5 miles). There are plenty of wonderful walks to enjoy, with delightful villages along the way including Sheriff Hutton (5.5 miles) and the beautiful market town of Helmsley (16 miles). The historic city of York (9 miles) is easily accessible by car or bus and is packed with fantastic places to eat and drink, as well as offering some of the best sightseeing in the country.

On entering this beautiful three-storey family holiday home you will find yourself in the bright and cheerful open-plan lounge/kitchen/diner. The light and welcoming lounge features plenty of comfortable seating as well as Smart TV with Netflix and DVD, making it a perfect space to relax in. There's also a charming dining area which looks out onto the garden. The elegant kitchen is perfect for preparing a family meal and is equipped with an American style fridge/freezer, dishwasher, range oven, wine cooler and boiling water tap. There's also a handy breakfast bar. You will find a utility room with washing machine, dryer and an under-mounted sink with pull-out spray taps – perfect for muddy boots. Exploring the ground floor further, you will find a snug just off the lounge, which is ideal for someone wanting to relax in peace. As well as the lounge, there's a formal sitting room with a TV and a cosy wood burner set within a stone hearth. There's also a study – handy if you need to catch up on some work. The ground floor has a separate WC. Heading up to the first floor you will find three bedrooms: there's a twin room (which can be made up as a super king-size on request), a super king-size room (which can be made up as a twin on request), and a twin room. The first floor also features the family bathroom which features a freestanding bath and a walk-in shower. Moving up to the second floor there's a spacious super king-size bedroom set in the eaves of the house which has three large skylight windows overlooking the countryside. This room also has a TV, coffee machine and exclusive access to a shower room with WC.

Stepping outside, you will find a large garden with a beautiful lawn and stone terrace ideal for al fresco dining. Plenty of garden furniture is provided, including a hammock and a fantastic hot tub with outdoor lighting operated via remote control.

Dogs are charged at £20 each per full or part week.

We loved our girls weekend away at Birch House. It was a great place for socialising with the open plan kitchen/dinner/seating area. In a lovely little village, would recommend the Italian and local pub. Also only a short taxi ride to York.

Birch House was extremely clean and comfortable. Lots of space for our party of 6 adults. The hamper was lovely and the water bottles and chocolates in each bedroom were appreciated. The overall feel to the house is one of luxury almost like staying in a hotel. Definitely recommend the village pub Thursday steak night was delicious!

7 Family members thoroughly enjoyed living in Birch Cottage for one week to celebrate Grandpa's 80th birthday. Because it was so well equipped we did not find the need to go out to eat, apart from one night we went to the pub in the village which was lovely. Surrounding area had some lovely little villages to explore.

We stayed at Birch House in July 2019. It is spacious, well equipped and very comfortable. It is well located being only twenty five minutes from the centre of York. Lots to see and do nearby. The hot tub is perfect to relax in at the end of the day. A great place to stay. We hope to return soon!

A group of 8 of us stayed at Birch House recently to collectively celebrate our 40th birthdays! We loved the property, from the amazing hot tub to the comfortable beds, from the spacious lounge area and bathroom to the lovely welcoming touches of toiletries & chocs on the beds, not to mention the arrival hamper laden with goodies! We stayed at Birch house for birthday celebrations. Birch house was beautiful and you could see how much effort had gone into making it perfect for guests. Little touches such as birthday fizz and cake just made it extra special. I cant recommend Birch cottage enough. I look forward to returning in the future.
