A complex of 4 cottages (sleeping a total of 20) that sit at the end of a private drive, located on the edge of the charming village of Kilkhampton, this is the ideal spot from which you can explore all North Cornwall and Devon.

Perfectly placed on the edge of the village of Kilkhampton which offers a choice of two traditional inns, village stores, a great selection of takeaways, easy access onto the A39 and just a short drive to Sandymouth beach. The popular seaside town of Bude is just slightly further afield and boasts a wide range of independent shops, restaurants, bars and a choice of three sandy beaches plus many more leisure facilities. Alternatively, head further along the coast on either the Cornish or Devon side and explore the rugged coastline and numerous picturesque fishing villages such as Hartland, Clovelly, Boscastle and Port Isaac. Other attractions accessible from here include Trethorne Leisure Park and Tamar Lakes offering a wealth of water sports, superb fishing and great walks.

This stunning collection of properties is set at the end of a long private drive and pretty duck pond on one side. Walking through the dining room leads to a fabulous kitchen/diner and snug lounge – well fitted and equipped in a shaker style with an electric oven and hob, microwave, dishwasher and large American style fridge/freezer. A large farmhouse table makes for easy, less formal mealtimes. The snug area is a warm and comfy space with stone fireplace and wood burner, sofas and chairs and wall mounted TV. A separate utility room with washing machine, tumble dryer and fridge. Separate WC and boot room. Heading back to the hallway there is the sitting room to the left of the entrance with a Smart TV. Back to the entrance hall the glamorous winding staircase leads to a half landing level where you have a zip-and-link twin (which can be made into a super-king double on request). Family bathroom with bath and hand held shower, separate shower and WC. Up a few steps to the main landing are a further three bedrooms one spacious king-size sleigh bed, one bunk room and finally the master room comprising of a super-king-size sleigh bed, with countryside views - steps lead down to a superb en-suite bathroom with freestanding slipper bath, separate shower and WC and fabulous views.

Stepping outside there is an open area with garden furniture and charcoal BBQ - Further to this, enjoy a game of croquet (equipment provided) on the lawn or stroll out and explore the land surrounding the property and the fabulous views. There is off-road parking for three cars. Guests have access to a shared laundry room which also provides secure storage for wet suits surfboards, bikes etc.

Amazing beautiful house and grounds. The photos on the website do not portray the true size and proportion of the rooms and grounds. The house is so comfortable and spacious with picture perfect views from every room, so peaceful and relaxing with everything you need for your stay. Ideal location to explore the surrounding area. Overall, our Family thought it was a perfect home from home property. Plenty of space to have time to yourself. The outlook, views and size of the grounds were superb. Excellent for the dogs. Ideal for visiting other parts of the county.

The Old Rectory is a lovely property in a beautiful tranquil setting. The accommodation is very spacious, comfortable and well appointed. The owners communicated well with us and provided extensive information about the house and the local area and they were very attentive during our stay. Would love to stay again.

Great location and a wonderful play to stay - felt at home as soon as we walked through the door. All the family had a very relaxing Christmas - so much space that you could find your own little spot and get away from the hustle and bustle!

We absolutely LOVED our stay at the Old Rectory. Cannot recommend this property more highly, it has everything you could need in gorgeous surroundings. The croquet set and the beautiful fire were our favourites. Close to Clovelly, Tintagel, and lots of other perfect day trips.

We had a fantastic stay! The property and gardens were beautiful and big enough for our family. We loved the location as well, ideal as a very comfortable base to explore Bude and surrounding area. We enjoyed our holiday very much staying here and would absolutely love to stay here again in future!

What an amazing property!! We spent a week at the Old Rectory and didnt want to leave. Everything was absolutely spot on for our holiday a party of 4 adults, 3 children and 2 dogs and still had more than enough room to find of our own when needed. The Rectory was beautiful, spacious, comfortable and homely. Loved the gardens, views and location. Lovely cottage, lovely garden and lovely location. We have two young boys (aged 2 and 3) they loved taking their little cars round and round the dining room and kitchen. And rolling round the garden, mainly over their dad, having great fun.

Perfect! Beautiful house that is very well equipped. We loved the relaxed decor that is in keeping with the age of the building and the quirky little touches.
