An immaculately presented cottage in a peaceful location on the edge of a gorgeous Scottish Loch. Take a peaceful family holiday or spend some quality time with friends, lapping up spectacular views over a hearty breakfast in the morning.

Located on the edge of Loch Tummel in Perth and Kinross, this welcoming one-storey house is your springboard for a holiday at the heart of some of Scotland's most stunning scenery. Head out walking or cycling in the nearby area, perhaps scaling the 3,547m Schiehallion (12 miles) or following a woodland trail in the Tay Forest Park (2.5 miles). You may choose to partake in a water-based activity such as fishing or sailing, while wildlife lovers will be itching to take a Highland safari, where the lucky ones will spot red squirrels, roe deer or foxes.

This welcoming bungalow is stylishly decorated with interesting artwork, attractive wooden furniture and rich hues adding to a comfortable feel. The lounge has cosy sofas and armchairs to sink into plus an open fire for that cosy and warm feel on colder evenings. In the open-plan dining room, which can be curtained off if you need some privacy, enjoy leisurely sit-down meals with a backdrop of the lake behind you. There's a roomy kitchen with a breakfast table where you can relax with a full Scottish on lazy mornings. Two twin rooms are great for children or pairs of friends. The large family bathroom has a bath for those muscle-soothing soaks and a spacious shower unit. Climb three steps to the master bedroom, which has a king-sized bed and en-suite bathroom with bath and shower. This space also has armchairs and a coffee table for spending some quiet time away from the group.

At the front of the house, there's a terrace where you can enjoy morning tea while taking in the fresh air and the breathtaking views.

This is a perfect place for relaxing, watching the incredible wildlife and exploring Perthshire. The house is spacious, very well equipped and comfortably furnished. Staying in Kioma is like staying in nature without boundaries. We enjoyed all the birds and the visiting pine marten and badgers so much. Every evening our kids were waiting for their arrival. We went biking and even a little fishing in river Garry under the bridge. The kids loved to catch tiny fishes and watch them in the bucket.

We found Kioma Cottage to be beautifully positioned with a lovely view, it is nicely furnished, comfortable and has a practical layout. There is extensive wild life in the grounds and its location makes it perfect for a base to view autumn colours and for generally visiting the Pitlochry area. Kioma is located in a fantastic spot overlooking Loch Tummel approx 25min (7 miles) car journey from Pitlochry. Lovely, well equipped clean and spacious property. Completely private gardens visited daily by all manner of wildlife including Pine Martens - if you love nature, wildlife and stunning scenery then this is the place for you.

We really enjoyed our stay here. Beautiful position and stunning views of the loch. There was an abundance of wildlife too, seeing a Pine Martin for the first time outside the patio doors. Comfortable beds and a well equipped kitchen.
