Take time to unwind in this fantastic one-bedroom, ground floor barn which has been converted sympathetically, with pitched ceilings and exposed oak beams with a contemporary finish and fresh look.

The farm is very central, giving excellent access to local shops, visitor attractions and motorway connections. The market town of Ashbourne is within driving distance and with its narrow-cobbled alleys, it is something of a haven for antique hunters, boasting superb shops, as well as a variety of good pubs and restaurants, also within a short drive is The National Arboretum museum. Take a trip to Alton Towers, Hansons Auctioneers, Uttoxeter Racecourse, Castle Donington, or enjoy a historical day out exploring the National Trust properties such as Kedleston, Sudbury, and Calke Abbey. Chatsworth Estate and Gardens is around a slightly longer drive but on the scenic route, and the farm shop is a must visit to stock up on local goodies.

Entering into the spacious and light lounge/kitchen/diner you will see the comfortable sofa and chair ideally situated by the French doors overlooking the garden where you can relax watching something on the nearby TV/DVD and get cosy in front of the electric effect wood burning stove, there are also arched windows which allow the sun to flood in. The kitchen area offers an electric oven and hob, fridge, dishwasher, washer/dryer and microwave and a nearby dining table to take long lazy breakfasts planning the day’s activities. The bedroom is where you will get a good night’s rest, with super-king-size zip-and-link bed (which can be made up as a twin on request). The bedroom also has French doors which lead onto the terrace, and an en-suite wet room, offering a spacious shower, with rails if needed, and WC.

The barn faces west so enjoys the evening sun, and has a very generous terrace, with a seating area and sun loungers, for the warmer evenings. There is also a BBQ available for you to enjoy al fresco dining. The raised lawn area and fully enclosed garden, with views across the fields which are accessed through a back gate. There is also a five-acre lake perfect for spotting nature and coarse fishing only, bream, roach, tench, perch and pike. There is ample off-road parking available.

Great facilities especially great if your bringing your dogs as the farmer and his wife Charlie and Sally (who are very friendly and helpful) understand the needs of dogs and there are a number of walks off the lead with one around a big fishing lake where dog/s can safely run and run to their hearts content.

We have just stayed a week in Duck house. It was beautifully clean and well equipped, with way more than we anticipated. The milk in the fridge, fresh eggs on the side, cake and cookies and coffee in the pot were very much welcomed. Lovely place to stay, very central to lots of places and the peak district, which is beautiful. The lake for fishing is a gem, my husband had a great week as did the dog, swimming everyday. Very relaxing.

Beautiful, comfortable cottage with friendly and helpful owners. Plenty of places to walk nearby with our dogs. Secure garden with patio furniture and bbq. We had a great time.

The cottage was spotless and no worries about covid19. It was very comfortable and everything was of high quality. Sally and Charlie were friendly and very pleasant., A good place to stay.

Very clean and comfortable barn conversion with lovely views over the fields. Perfect for a couple and all ground floor so easily accessible. Situated in the farmyard but quiet and clean. Very friendly and helpful hosts but in no way intrusive. Fishing was great! A nice area which we hadn't visited before - lots to do and some nice towns to visit.

Beautiful place to stay. Done to the highest of standards. Everything that you need and more is provided. Lovely private garden. Loved the patio doors in the living room and bedroom. Absolutely loved the hobbit style front door!! Would definitely recommend.

Sally and Charlie made us very welcome and they were relaxed about everything which made us feel at home straight away. The property is excellent throughout, the area is fabulous with only a short drive to the National Park areas. We couldn't have been happier as this was probably the best cottage stay we've done!

Beautiful cottage on a lovely farm surrounded by Horses and views across the fields. The house was warm, cosy and immaculate with a lovely little garden for the summer or for the dog. Owner was lovely, left us bakewell tart and fresh farm eggs! We visited Ashbourne which was a nice town with plenty of coffee shops to visit, about 20 mins drive.
