Enjoy this lovely location on the edge of the small nature reserve and Lugg River in Presteigne. Whatever your interest it is all within easy reach, whether it’s good food, independent shops, scenic walking, historic houses, gardens, events and festivals. Enjoy the local eateries, shops, events and festivals on your doorstep. Join the footpaths along Offa’s Dyke, Glyndwr’s Way and Elan Valley. Attractions nearby include the Judge’s Lodgings, National Trust’s Croft Castle and Berrington Hall. Visit Ludlow’s medieval castles, Hampton Court Gardens and Hergest Croft Gardens. Other places of interest include Hay-on-Wye, Knighton, the Brecon Beacons and the rolling Shropshire Hills. Unique and welcoming upside-down accommodation adjoining the former water mill. Walk into the hall, hang up your coats, take off your boots and head upstairs. As you reach the top of the stairs take a moment to enjoy the exposed beams and interesting features in the open plan lounge/kitchen/diner. The property has been empathetically and loving restored offering all the thoughtful little extras for your stay. The kitchen is well equipped with an electric oven and hob, fridge/freezer, microwave, washing machine, dishwasher and feature lighting. Enjoy time over a meal either at the breakfast bar or the dining table overlooking the river. After dinner settle down on the comfy sofa, play board games, watch a film on TV, loose yourself in a good book and just relax in this special place. For even cosier nights in, light the log burner. Downstairs you will find two bedrooms, a double and a single with lovely views to wake up to and the bijou shower room with shower and WC.

Outside, directly accessed from the living area, there is a private enclosed patio with picnic table and a charcoal BBQ, perfect to relax and enjoy alfresco dining. Step out onto the adjoining footpath and explore the community orchard and lovely nature reserve. You are welcome to fish in the river at the far side of the property by arrangement with the owners. The cottage adjoins the owners’ property and has accessed through the owners garden. It has private parking for one car at the property. Bicycles can be parked under cover.

Friendly and well socialized dogs are welcome.

What a lovely place to spend a few days and cosy evenings. I really liked the photos and description up front which set high expectations, but it still managed to exceed them during our stay! Lovely hosts, arrangements and surroundings. Highly recommended.

The cottage is absolutely beautiful. Only a short walk from town where you can easily find good food and a nice glass of wine. Location is good for a number of different places to see and things to do. We had a great time!

A wonderful property expertly and tastefully converted, decorated and furnished. Part of a beautiful old mill by the River Lugg with peaceful and pretty gardens. Ideal for dog owners as the cottage is adjacent to community orchards and fields for free running. An upside-down property, the open plan first floor is comfortable and well-equipped. The Read morelog burner is a lovely feature. A 10 minute stroll into Presteigne which has excellent food shops and a lively arts scene. Highly recommend. Hide

Really beautiful location on the outskirts of the village right on the riverbank. Throughly enjoyed our stay and it was wonderful to hear the different owls in the evening. Plenty of amenities a couple of minutes walk away, would throughly recommend.

This is a very charming cottage in a superb setting and yet convenient for shops and other facilities. Very friendly owners. Felt very welcome in the town. The cottage arrangement with the bedrooms down and the lounge up stairs is special and if you miss the beams excellent.

Nice quiet location within walking distance of town . Lovely viewof the river and otters playing in the water. The Mill has everything that you need , and the lovely owners asked if we needed anything that was not there . This perfectly positioned upside down cottage is just superb. Just a few hundred yards away from fantastic pubs and shops and yet, it feels like it is in the country side. It sits in a fantastic dog proof garden with the river quietly flowing through it. The cottage is situated in a secluded location, next to a river so the only thing we could hear was running water and bird song. It is warm and cosy with a beautiful courtyard sun trap area to enjoy or morning coffee and listen to the birds. We enjoyed a very peaceful break. The hosts were very intrusive and we felt very relaxed and at ease. The open plan living area is very cosy. Our dog enjoyed sunbathing in the fully enclosed patio area and running about in the meadow next door to the cottage. We loved the wild flowers and homemade jam!

We loved the cottage and it is in a fantastic location. Cindy and Francis are lovely people and were extremely helpful. Presteigne has a great selection of shops, cafes and pubs and it is only 5 minutes walk away. The area around Presteigne is perfect for getting away from it all and walking in lovely countryside. We would love to stay here again.

The Old Mill is the perfect place to stay in Presteigne, it's very peaceful, but near to everything wonderful Presteigne has to offer. It's very well equipped and Cindy and Francis were really welcoming, on hand for any advice, but also there is a key safe if you prefer not to see anyone. Very, happy time.

This is a super upside down cottage. We were looked after and left alone in the right measure. We felt very welcome and thoroughly enjoyed our stay. Just got home from the most amazing week staying at the mill house. We had a nine year old and our dog with us and all had the best time. The location is perfect for fishing, canoeing, wild swimming, walking and visiting the owl and small breeds centre, all of which we did. Chris and Francis were very welcoming hosts and the cottage was beautifully prepared. It is in short walking distance of local shops and pubs and has easy access to the main road network. We spent days out and had delicious meals out and prepared at the cottage. Wonderful barn conversion. Cleverly thought out upside down design. Very clean and tidy throughout. Lovely kitchen area with all the equipment you need including ,a dish washer that is not mentioned in the brochure. The patio is a great area for breakfast, weather permitting. Very comfortable accommodation in a great location set in a bend in the River Lugg and on the edge of woodland. Under 10 minutes walk to restaurants, pubs and small shops. Very well placed to explore the local area including Hay on Wye, Rhayader, Elan valley, Ludlow and Hereford. Hosts are very welcoming and helpful. We would go again!

Mill cottage provided comfortable and characterful accommodation, tastefully restored and decorated. We fell asleep to the gentle sound of the river and woke up to birdsong - very peaceful. The location felt deep in the countryside but the cottage is handily close to butcher, baker, greengrocer, pubs cafes and a good pizza takeaway.
