This lovingly decorated cottage is in an idyllic location and ideally suited for walkers and couples wanting to explore the abundance of historic towns and Sussex coastline, just a short distance away.

Ideally situated on the edge of the Kent and Sussex border, with easy access to several local farm shops and good pubs makes this a great place for exploring 1066 country. An ideal location for keen gardeners with Pashley Manor Gardens, King John’s Nursery and Great Dixter House & Gardens all within a short drive of the cottage. Keen walkers can take advantage of numerous footpaths that lead straight from the front door and criss cross the beautiful High Weald AONB passing through local vineyards and surrounding farmland. There are many National Trust and English Heritage properties to explore locally including Batemans, Scotney Castle and Battle Abbey and those wishing to venture slightly further afield, a trip to Bewl Water or Bedgebury makes for a great day out, or alternatively take a trip to the coastal towns of Bexhill, Hastings and Rye.

Enter this pretty cottage, located adjacent to the owners property into a bright and airy lounge/diner. The cosy lounge is the perfect place to curl up on the sofa in front of the wood burner after a busy day exploring and watch a film on the Smart TV/DVD or relax with a good book in the armchair overlooking the garden. The kitchen is equipped for preparing romantic meals which can then be enjoyed at the dining table and chairs, with an electric oven and gas hob, fridge/freezer, dishwasher, coffee machine, microwave and a DAB radio. A small utility room just off the kitchen has a door to the parking area and offers a washing machine, tumble dryer and space for coats and shoes – ideal for when you return from long muddy walks. The bedroom offers views across the surrounding countryside and has a sumptuous king-size chunky nickel metal bed and an en-suite wet room with a large walk-in shower and WC.

Bi-fold doors from the lounge area lead out to the garden where there is a patio table and chairs, the perfect spot for unwinding after a long day exploring and enjoying al fresco dining within the pretty surroundings. There is private parking for one car.

Little Pooks was very clean and had everything you required for your stay. The location even on the A21 was quiet at night and vehicle noise was not a problem for sleeping has you could hardly hear it. Location is very good position for visiting places of interest.

This is a beautiful and relaxing cottage. Placed in a prime location, the property has good access routes to key places in the area (such as National Trust and RHS partner gardens).

Very good location for accessing the area for historic towns such as Rye, Battle etc and National Trust/English Heritage and the like. The cottage is well appointed and equipped to a high standard with modern well laid out kitchen, a lovely high ceilinged lounge, comfortable good sized bedroom and high standard spacious walk-in shower bathroom. A delightful place to stay, spacious, well equipped, comfortable bed and pillows. Wendy and Graham are a lovely couple, very friendly. Although on a main road, the bedroom is at the back and there is no traffic noise heard in there. A beautifully decorated and equipped cottage for two well situated for visiting the many gardens and houses in the area. The property is semi detached and the owners live next door but they were very discreet but on hand if you needed them. The cottage is in a village location right on the A21 but there is a handy garage with Budgens shop and two sRead morependid garden centres/farm shops within walking distance. Recommended! Hide

Cottage is very well situated to go to places of interest within a short drive, or we found some lovely walks straight from the property (which is great). We have had a wonderful relaxing holiday at this lovely cottage. Everything was spotless and we felt very Covid safe and secure. We had a wonderful week at Little Pooks. Wendy had worked very hard, as it was spotless, which was comforting in the present times, very comfortable, spacious, and welcoming especially with her basket of goodies! Owners Wendy and Graham were exceptionally warm and welcoming, and the perfect hosts. Very clean with high quality fittings and accessories. Fully equipped Spotless kitchen. Hosts hospitable and helpful. We had a wonderful stay at Little Pookes.
