Lovingly refurbished barn in the village of Kings Meaburn, the perfect escape for a family or friends looking to explore the Lake District or the North Pennines, with walks direct from the doorstep.

Situated just a short drive from the market town of Penrith and between the Lake District and North Pennines, this area offers a great base to get out and explore, with some lovely walks available from your front door. From May to September why not enjoy a swim in the open-air pool at either Shap or Asham. There are lots of equestrian centres locally if you fancy a hack while taking in the local countryside, or if you enjoy a spot of golf there are local courses in Appleby and Penrith. A short drive will also enable you to head into the Lakes for the day and take a trip on the Ullswater steamers.

Walking up to the entrance of the barn from the parking area as you find yourself in this stunning converted barn. The first floor offers an open-plan lounge/kitchen/diner with feature beams and a Lakeland stone chimney breast. There is a cosy wood burner in the lounge with a smart TV (with Netflix) surrounded by comfy seating. The dining area opposite the kitchen has a large farm style table for the whole family to catch up and plan your days out or enjoy a nice evening meal. The kitchen is equipped with an electric oven and induction hob, a large fridge/freezer, dishwasher Nespresso coffee machine and microwave. It then leads onto a utility room with a washing machine and tumble dryer. There are lovely views over the fields from the lounge, which in the springtime are full of lambs playing and you are sure to see lots of other wildlife. Heading down to the ground floor, there is a twin bedroom and the bathroom with bath, separate shower and WC. Further along the hall you will find a super-king-size bedroom and a double bedroom with en-suite shower and WC.

There is a private patio area at the entrance to the house where you can sit out in the evening to watch the stars and enjoy a glass of wine or dine alfresco on the charcoal BBQ. There is private parking for two cars.

This house was stunning. From first arrival we were so impressed. Photos on the web site didnt do it justice. Very welcoming gifts on arrival a lovely touch indeed. Kitchen and eating area was fantastic for our family of 6 to chat around the table, whilst cooking in the well equipped kitchen. White horse pub small but cozy. No food served over ChriRead morestmas which was a shame. Very friendly landlord, locals. Property owners very attentive and communicative on few questions I had. Will return soon Hide

Smoot Garth is an absolutely lovely place to stay; it has a very well equipped kitchen with great appliances and the while house was very comfy. The little bag of welcome goodies we're very appreciated and we had a lovely time. We wouldn't hesitate to recommend.

The perfect location to celebrate my Mum's 60th birthday. Quiet village location but with a great pub a minute's walk away. House has everything you need and has been beautifully finished! Owners were very helpful, answering any questions we had and providing local recommendations. A fab place to stay for a North Lakes visit!

Excellent Cottage has everything you need , set in lovely quiet remote Location and very easy to access main road If you wish to travel out by car. Lovely property in a quiet location, easy to reach the Lake District and North Yorkshire where there are lots of activities available and beautiful places to see. Well equipped with open plan living area upstairs snd bedrooms downstairs. Friendly Local pub across the road with lovely food.

Beautiful house in a lovely quiet and friendly village. Great location to explore the Lakes, the Dales and the Pennines. Kitchen well equipped and a beautiful place to cook and eat. The pub opposite does great pies. Would definitely recommend a stay here.

We had a lovely 3 night stay in this unique, very stylish, beamed barn conversion. It was comfortable and well equipped with a beautiful kitchen and open plan living space. We lit the log burner in the evening which made it super cosy whilst watching tv. The property is in a very quiet hamlet with a pub with outside seating. The house was beautifully designed, new and set up in a stylish modern way. To enjoy all that in such a remote and naturally beautiful location was the perfect combination. We really enjoyed our stay- fully recommended!

Beautiful cottage, equipped to a very high standard. Remote setting, but only 50 metres from friendly village pub!
