A beautiful character property located just a short drive away from the centre of medieval Rye and its historic, cobbled streets. Furnished throughout with tasteful décor, it's the perfect family choice.

This former coach house located in the pretty East Sussex village of Peasmarsh offers a perfect location for those wishing to explore the Sussex and Kent countryside as well as enjoying the sandy beaches of Camber Sands, or cycling and trail runs at Rye Harbour Nature Reserve, both less than six miles away. Just a short drive away is the market town of Rye boasting many independent shops and restaurants, the perfect place for whiling away an afternoon exploring the antique shops or taking the children to Ypres Castle for some medieval fun. Grown ups can enjoy wine tasting at many local vineyards and keen walkers (and their four-legged friends) will also enjoy exploring the many local footpaths on offer in the High Weald Area of Outstanding Natural Beauty, stopping at quaint villages for afternoon tea or a pub lunch along the way.

Enter the property into the welcoming hallway where there is space for dropping off shoes and coats. Turn left and head into the spacious kitchen/diner which is light and airy with views over the garden and an ideal space for family celebrations. The kitchen area offers everything you will need for creating delicious family meals including a gas Range cooker with an electric oven, an American style fridge/ freezer, microwave, dishwasher, and Nespresso coffee machine. Whip up a delicious meal before sitting down to eat at the dining table with seating for all that overlooks the garden. A perfectly positioned sofa by the French doors offers the ideal spot for a morning coffee whilst small children can play at the delightful toddler-size table and chairs. Heading through to the lounge you will find three large comfy sofas. Snuggle up in front of the wood burner on chilly evenings and enjoy watching a film on the Smart TV and DVD player or get the family together for an evening of board games in the conservatory located just off the lounge where you will find a further table and chairs and two comfy sofas overlooking the garden. The ground floor offers a king-size bedroom with an en-suite shower room with shower and WC and access to the handy utility room with a washing machine and tumble dryer is located in the hallway. Heading up either of the two staircases located in the property leads you to the remaining four bedrooms: a spacious king-size master suite with en-suite bathroom with bath, separate shower and WC, a pretty double bedroom with its own private balcony, a twin bedroom, and a second twin bedroom which is perfect for children with an en-suite bathroom with a half size bath and WC. The first floor is completed with a bathroom with a shower over the bath and WC.

Outside there is a large garden spanning 0.75 acres which is a haven for wildlife and acts as a real sun trap. Children will enjoy spotting wood peckers, rabbits, hedgehogs and owls in the garden. Relax after a busy day exploring or enjoy sociable family mealtimes at the outdoor seating with charcoal BBQ. There is private parking for four cars.

We have just returned from a week at the Coach House. It is a beautiful house, well equipped and furnished. There was plenty of room for everyone - 6 adults, 2 children and a dog - and the garden is huge. The supermarket and the Cock Inn, which we visited a couple of times, are a short walk away. Had wonderful weeks stay at the Coach House, helped by great weather. The house really suited our multigenerational family; large garden and a play room for the children, downstairs bedroom for the grandparents. Very well kitted out kitchen with loads of space. Highly recommend it.

Nine of us plus our dog had a great week. The garden and house were excellent for games of sardines and pom pom. We found great walks from the house in both woodland and fields. The "Cottage" is a really lovely house in which we would all have loved to live. It was very well equipped, to a high standard and clearly a lot of thought has gone into the dcor and furnishing. The Coach House is a comfortable house with a lovely garden and in an excellent situation with plenty to do in the area. We had a good holiday with three generations of our family. There were some minor criticisms which we have drawn to the owners attention.

We very much enjoyed our stay. Lovely house and garden. We were 8 adults and 1 three year old but you hardly noticed we were a large group there is so much space both inside and out. The property was spacious, clean and comfortable. Lovely grounds and convenient for drinks and meal next door in the hotel. (Dog friendly) . Very good supermarket few minutes drive. Definitely geared for children and summer stays. We had a great Christmas vacation.
