This delightful, detached coach house-style property nestles in an idyllic spot in the grounds of the owners stunning home, boasts an array of amenities close by, and provides a perfect base for a relaxed couples’ retreat.

Launceston itself is known as being the ancient capital of Cornwall and offers a range of shops and pubs as well as a castle and an excellent 18-hole golf course (St. Stephen’s). Also, Roadford Lake and Colliford Reservoir, both within a 30-minute drive are regarded as some of the best brown trout fisheries in England. Perfectly placed close to the Devon/Cornwall border and within a short drive of the A30, it provides a convenient location from which to explore both counties and the north and south coasts. Head north and enjoy the beautifully rugged coastline and long sandy beaches including Crackington Haven only a half an hour drive away. Other attractions and places of interest easily accessible from here include the pretty fishing villages of Boscastle, Tintagel and Port Isaac, the stunning Camel Valley and Camel Valley Vineyard, Launceston Golf Club and Dartmoor and Bodmin Moor.

Step inside this delightful property and you will immediately find yourself in the welcoming entrance hall which boasts a selection of boot and coat storage. Here you can decant after a day exploring coast or country. Located next to this there is an undeniably useful utility room offering further storage and a washing machine. Now head up the stairs and onto the first floor where the accommodation opens into a beautifully light and airy loft-style apartment, with the first area being a brilliantly appointed kitchen with an electric oven and hob, microwave and a fridge/freezer. Located just beyond this is the spacious lounge/diner which includes comfortable seating arranged around a Smart TV, plus a dining area that provides a perfect venue for relaxed meals. For gorgeous views of the church spire, step into the bedroom which has been lovingly presented and includes a double bed plus a generous amount of built-in storage. Located on the other side of the lounge area and completing the property, is a bathroom with shower over bath and WC.

Venturing back outside, you will find that the property sits within the owner’s grounds but is neatly separated by hedges to ensure privacy. There is a garden with a decked patio area, with seating and a BBQ to the front of the property, and to the rear a large lawn with a pretty greenhouse and further seating. Ample private off-road parking is also provided directly outside.

We have stayed at Church View several times and it is always excellent. A lovely cottage in a rural setting but within close proximity to Launceston. Very well equipped for staying in and the location is excellent for exploring Cornwall and West Devon.

We had a lovely time at Church View. Our host were really nice and their dog Sam always greeted us excitedly friendly. Although the cottage is next to the main house, it was very private and quiet, except for the sheep's bleaking from time to time on the field next to the house. We would return any time!

I loved this cottage & its rural location just 15 min walk to town. Set over 2 floors, has ample space & light with every facility you could possibly need. Hosts - helpful & charming, clearly put much thought into equipping cottage. Launceston perfect for exploring further afield & next to 2 lovely churches. Terrific shower plus a deep bath. Bed noRead moret ideal for my arthritic back but fine for 95+% of guests. Great internet speed 70/8Mbps. Would most definitely revisit; so very very sad to leave! Hide

Owners were really friendly and helpful. The cottage is sited in the grounds of an old victorian vicarage and is very secluded. The location of the cottage is great for discovering North Cornwall and we very much enjoyed our visits to Tintagel, Cotehele and Bude just to name a few.

We enjoyed our stay at church view it was in a quiet secluded position. If you wanted to stay in and cook it had all the utensils you need. We found the bed was very comfortable and the shower was excellent. The cottage was very clean. It's a short walk into town and a good base to visit the well known resorts in Cornwall

Another great week at this cottage. The fact that we keep coming back says it all! Facilities are excellent although there are stairs to access the kitchen, lounge, bedroom and bathroom. Located adjacent to fields with a lovely view across to the church. Very highly recommended!

This was a great base for a relaxing week, nice quiet location within easy reach of many places, secluded, warm, comfortable and very well equipped and clean, ideal secluded location with everything you need for a relaxing and quiet stay, lovely well kept grounds, ample off road parking, easy walk into Launceston, nice facilities and well equipped Read morekitchen with nice touches. A lovely place to stay and our third stay has been as good as the previous two visits. Our dog is welcome and it is a perfect size for a couple with or without a dog. Facilities are very good with an excellent kitchen and very good bathroom. Parking is right outside and there is outside seating looking out over fields.

Well presented flat above garage/gatehouse with open plan lounge kitchen and dining, with bedroom and bathroom off lounge. Dog friendly with large garden area for your use but not enclosed and there were sheep in the next field. A small, enclosed area would be great especially for early morning and night time dog toileting. Great base for exploringRead more Devon and Cornwall. Another lovely visit to Church View. Perfect for a couple and in our case Henny the Dachshund. Very friendly hosts and very clean accommodation. Everything provided for a great week and the location is perfect for visiting the Cornwall coast and exploring West Devon. This was our second visit and we have already booked our third!
