This stunning holiday home boasts a beautiful interior that offers fresh, stylish accommodation throughout, perfect for families and their four-legged friends.

Perfectly situated in the pretty village of Guestling, in the heart of the 1066 Country with views across the Sussex countryside, this a great escape for families. An ideal location for keen walkers who can take advantage of the High Weald Area of Outstanding Natural Beauty, including numerous footpaths that lead straight from the front door through woodlands and along to the coast. With two village pubs, a tearoom, and a local butcher all within walking distance from the property, you can easily leave the car at home. A short drive away is the beach at nearby Pett Level (1.5 miles), an ideal spot for bird watching or to see the unique petrified forest. Hastings Old Town (4 miles) is also nearby, full of restaurants, shops, coffee shops and traditional seaside entertainment.

A spacious entrance hall welcomes you into this house and guides you through to the open-plan lounge/kitchen/diner. With two comfy sofas, an armchair, a wood burner and a Smart TV, this is a stylish and cosy room for enjoying a good film after a busy day. The dining area has a large dining table and chairs to ensure there is room for everyone, with the kitchen designed with keen cooks in mind and presents a stunning light and airy space in which to entertain. An island with bar stools is the perfect spot for a morning coffee or chatting whilst dinner is prepared and here you will find an electric oven and gas hob, fridge/freezer, microwave and dishwasher. Just off from the lounge area is a snug with a sofa, bean bags and a Smart TV, perfect for teenagers to chill out or for a peaceful spot to enjoy a good book. There is a king-size ground floor bedroom with en-suite shower room.  Completing the ground floor is a further shower room with a walk-in shower and WC and a useful utility area with a washing machine and tumble drier. Heading up to the first floor, you will find three bedrooms all tastefully decorated: a king-size, a twin (with zip-and-link beds that can be made into a king-size on request) and a double room that has magnificent views of the local church, along with the family bathroom that offers a shower over the bath and WC.

Heading outside there is a private courtyard garden that acts as a sun trap for most of the day, where you can enjoy al fresco meals around the patio table and chairs. Just off the courtyard the owners have created a separate ‘doggy boudoir’ with a wet room, floor drainage and a butler sink with a warm shower attachment for washing off your four-legged friends after they’ve been for muddy walks. There is private parking for 3 cars.

Immaculate! This property is more spacious than photos suggest. The owner takes care to go the extra mile, kitchen equipment good quality, cupboards stocked with decent basic cooking essentials, fresh herbs on the doorstep, plenty extra loo rolls, duvets, cleaning stuff should it be needed. Downstairs double en-suite bedroom is at far end of house Read morevia living room (my mum had that suite)which gives good privacy from the 3 bedrooms upstairs at opposite end of house. Wonderful Accommodation. Very close to Hastings, just a short drive. Dog friendly, with beautiful fields and a woodland area for longer walks. Very friendly owners, who were always available, if needed. Very homely, warm and clean. Everything you would require for a Holiday letting.

We had an amazing Christmas week stay in this beautiful cottage. The attention to detail and thoughtfulness meant that we had everything we needed and more. The most dog friendly place weve ever stayed in - they lived their best life with all the space to run around in. We will most definitely be returning.

Lovely accommodation and easily suited the three generations of our family. Really cosy on wet and cold evenings with the log burner, and the kitchen was well equipped and good to cook in. Bedrooms were all well-appointed and comfortable and the garden view from the downstairs one is lovely.

The most beautiful and spacious house we've stayed in by far. Stunning scenery, lovely owners. Special touches for the dogs. A true 'get away from it all' holiday. We'd definitely come back and enjoy it all again. Superb, thank you for having us!

A beautiful, comfortable and spotlessly clean home from home in a super location-our only regret was that the week wasnt long enough. The owner, Emma, is very helpful and friendly but at the same time we had all the privacy we needed. Brilliant for our dog too! Definitely hope to return and cannot recommend highly enough.

This property really felt like a home away from home and was the perfect setting for our Easter getaway. The setup for the dogs is absolutely perfect and well considered, from the wash room to the set up of the house. The old rectory gave us a home from home feeling, they had thought of everything to make our stay comfortable, relaxing and enjoyable. The grounds around the property are never ending with a large enclosed garden to let the dogs run free and explore. The 3 night stay wasnt enough and wished we could have stayed longer.

Rectory cottage is a rare find. It exceeded our expectations in every way. A true home from home- well equipped kitchen, comfy beds, great location and lots and lots of little extras that make it a truly fabulous place to stay. And the doggie boudoir is to die for! If youre looking for a seaside holiday but in a rural location with your dog then Rectory cottage ticks those boxes. So quiet but with easy access to many popular Sussex destinations! We had a very comfortable stay as a party of eight and every consideration for our dog had been made too, which meant we could fully relax!
