Unique spacious period property, located in the heart of Ambleside, with far-reaching views over the fells. Ideal for families and groups coming together to explore the Lake District, with town amenities on your doorstep.

As you approach this property you are welcomed by the sound of running water from the adjacent waterfall. From here you can enjoy the best of both worlds: doorstep access to one of the Lake District’s finest towns, as well its most beautiful walks, cycle trails, water sports and tourist attractions. Ambleside is undoubtedly one of the best bases to explore the Lake District and is particularly popular with climbers and walkers. From the doorstep are walks to suit every ability, from the classic Fairfield Horseshoe to more child-friendly loops. A 0.5 mile stroll brings you to the head of Windermere where you can hire a boat or catch a ferry to Bowness-on-Windermere or Brockhole activity centre.

This property is ideal for bringing together large groups, four dogs are also welcome. Occupying an elevated position, it is tucked away on a quiet road in the heart of Ambleside and enjoys first floor panoramic views across to Loughrigg Fell. Built in the 1770s, this historic property has been both an artist’s studio and a youth hostel. Many of the original features such as fireplaces and wooden shutters, have been lovingly restored. Enter the property via a large boot room. This opens into the spacious but welcoming kitchen that retains some useful commercial features such as deep sinks and a hot water urn, perfect for making about 16 cups of tea in one fell swoop! There is a large gas range-style hob, oven, microwave, and dishwasher. The laundry room has a washing machine and tumble dryer, with secure storage for up to 3 bikes. Along the corridor from the kitchen, you will find the enormous dining room. Light floods through the large windows, showing off the original plaster ceiling, wooden floors, and marble fireplace. The tables can be arranged flexibly to comfortably seat 16 guests in any configuration. Round off the day in front of the wood burner stove in the cosy lounge. On the first floor are four spacious bedrooms, with original feature fireplaces and large picture windows with fell views. There is one king size and one twin bedroom, both with wash basin. There is also a single bedroom and a family bedroom with a four-poster double and a single bed. A plentiful supply of WCs and showers mean that you will never need to queue! Soak in fell views from the bath or take your pick from one of five showers: a single modern shower room or four private shower cubicles, spread across two rooms. There are also two separate WCs. On the second floor, you can stargaze through the Velux windows and catch the mountaintops. There is a king-size bedroom with wash basin, a single and a dorm style room with 5 single beds. There is a shower room and two separate WCs.

Parking for three cars, There is a slight gradient when entering the car park, if driving a low fronted car/sports car, please drive slowly into the car park,  you are less than 0.25 miles from the local amenities such as shops, cafes, restaurants, pubs, bakeries, a cinema, park with well-equipped play areas, mini golf and tennis courts. Tucked behind the property is a cosy two bed apartment that is also available for rent, meaning you can accommodate a total of 20 friends or family.

Our family came together for a birthday weekend and the property didn't disappoint. With a group of a dozen folk ranging from one and a half years to eighty, there was plenty of room enough for everyone. The place was clean and the beds were comfortable. The family went to Iveing House for my 80th. The house is rather quirky, having been split in two with blocked off staircases and locked doors. Really nice spacious house for a big group (8 adults plus 8 kids) with plenty of room for cooking and eating together and lots of toilets and showers. Great central location with lots to do nearby, walks from the house and easy lake access for water activities. Great value for a large group with everything you need on hand.

I stayed here as a party of 11 middle aged blokes for a hiking weekend. It was perfect. Lots of rooms and beds available. Loads (and I mean loads) of showers and toilets. Great spacious kitchen with everything you ll need. MASSIVE dining room and a really comfortable living area with wood burner. It is a little dated but i didnt mind at all. This is perfect for a large group. Lots of combinations of beds/bedrooms and plenty of showers and loos and a bath. Plenty of hot water and nice warm house. Five minutes' walk from the shops. Good bus service and walks from the house. Large catering kitchen and plenty of sofas.

A real find! 13 of us stayed for a walking weekend and loved it. Comfortable but entirely practical ,there's plenty of hot water, good comfy furniture and loads of kitchen equipment. It isn't some twee country cottage full of ornaments but was perfect for a group of us who wanted to be out and about not stuck in. Everyone appreciated the location of this property, enabling us to walk from the property straight up and out to hills / bridges / other lakes; it had plenty of bedrooms, making it versatile in ways that are not easy to find in the Lakes. Big house , lots of room for the 14 of us, could easily hold more people! Well equipped, really handy location. It's an old house, so just be aware the floor levels in certain places are a bit different, they have lots of signage to remind you, but after a glass or two we had a few people forget! As a large family group the cottage afforded us enough space to relax and spread out and was well appointed and robust enough to cope with younger children and dogs. The kitchen is a great size allowed us to easily produce meals for 12. There are loads of bathrooms and the drying room and porch were really useful. It is big enough to sleep 16 and easily catered for our large group which was an annual Lakes Trip that we have done for 20+ years. The house is ideal for larger groups with ample facilities and space, and is both practical and very comfortable. The utility room at the house entrance is particularly useful for somewhere for walking equipment after a day on the hills. Ideally located central to the Lake District with walks, shops, and facilities easily accessible. Iveing House was clean and comfortable and the owners very accommodating. We were a party of nine adults, six children, and a baby, and the house was roomy enough for us all. Despite the winter weather we were warm and cosy.

We were a group of 10 old school friends meeting up in the lakes for a weekend. The house is spacious and well equipped and it's in a great location only a few minutes walk from the centre of Ambleside - so really handy for restaurants and pubs.
