Period property offering spacious accommodation, ideal for families or friends looking to celebrate a special occasion or simply spend quality time together. On the outskirts of the historic city of Carlisle.

This cottage offers a fabulous base to explore Cumbria, the Lake District and the Scottish Borders. It is situated just 3 miles from Carlisle and only 12 miles from Gretna Green. There is a golf course just 1 mile away, so for any keen golfers, bring your clubs! Carlisle is a fascinating city; it has a beautiful cathedral and castle in the city centre. The Lake District is only 20 miles away where you can visit Ullswater and take a trip on one of the famous steamers, or conquer the stunning Catbells or Skiddaw where you can see for miles from the summits.

The property occupies the wing of a Victorian house, where the owner lives on-site yet privacy is guaranteed. Set over three floors, it has lots of original features and a traditional feel, with a contemporary twist on the second floor. As you walk through the front door and into the lobby, you will find a tiled floor that opens into the main hallway with parquet flooring, a chandelier, and a sweeping staircase. At the foot of the staircase, you will find the spacious formal lounge with retro chairs and seating, a wonderful contrast to the traditional styling in the room. There is a large bay window, chandeliers, and views through to the dining room which overlooks open fields and fells. Relax in the lounge where there is ample seating and SkyTV. Across the hallway, you will find a small informal lounge with TV, games console and sofa (which is also a double sofa bed), plus there is an accessible wet room with a shower and WC within this room. You can access the kitchen from this lounge or head back through the hallway. The kitchen is well equipped with an electric hob and oven, microwave, dishwasher, washer/dryer, and fridge/freezer. There is a TV in the kitchen as well as a small informal dining table, perfect to grab some breakfast or a coffee before heading out to explore. From the kitchen, you will find a lovely formal dining area within the conservatory. This room looks across the lounge and is also accessible from the formal lounge. There is a large dining table for the party to gather around, watch the sun go down, and discuss the day’s events. Hidden away under the staircase you will find a convenient WC. As you head up the beautiful staircase to the first floor, you will find a huge landing window overlooking the garden and fells, there is a spacious landing area with antique seating, offering the perfect spot to get away from the rest of the group and enjoy a good book. On the first floor, you will find four spacious bedrooms, a king-size with a TV, two doubles, and a twin room. There is also a family bathroom with original glass wall panelling from years gone by - it has a separate bath, shower and WC. The second floor has been recently renovated and offers a fabulous master suite in the eaves with a super-king-size bed, en-suite shower room with WC, feature beams, exposed brick walls, a lounge area with a corner sofa and TV, and bi-folding doors to a balcony. The balcony area has seating and offers the most amazing setting to watch the sunrise.

Heading outside from the kitchen/dining area, you will find the garden which has a sandstone patio, garden furniture, low-level lighting, a children's play area and BBQ. The garden overlooks open countryside and is a great suntrap to enjoy dining alfresco or a few drinks. There is a village shop and pub within 500 yards and a much wider selection within a mile in Carlisle. There is private parking on the drive in front of the house for up to five cars.

Another excellent stay at this lovely home. Quiet, spacious, pet friendly and always a genuine and sincere welcome. We explored more of the surrounding area this time discovering antique shops and lovely towns. All in all a terrific place to stay !

We had an absolutely wonderful stay at Oakbank House. A truly magnificent property with charm, character, spectacular views and all one could need to make their holiday stay perfect! Lovely old house set in beautiful gardens clean and had every thing you needed . We were 7 adults, 2 kids and 4 dogs and we had plenty of room . The garden is enclosed but not secure for young or adventurous dogs . Hosts lovely and on hand if you had an issue . Would definitely recommend Oakbank .

A beautiful property which Is ideal for a large group. The house is very comfortable with multiple rooms which would suit a mixed age group. There are easily accessible walks locally as well as being well positioned for the Lakes and Kielder. Nigel and Douglas very helpful and friendly. Would definitely return.

Spent a fantastic weekend with family as a surprise for my husband's 80th birthday. We were greeted by the owner Dougie who took us round the property and he also came to say goodbye to us when we were leaving. A wonderful property full of beautiful period features and a warm welcome on arrival. Fully equipped with everything you will need for a week in this area. Plenty to see nearby. Great pub and village shop in Scotby was a real benefit. House has wonderfully maintained gardens and plenty of outdoor space and seating to enjoy on a sunny day.

This is a fantastic place to stay with great hosts. You can tell its a much loved family home and it has everything you could need for a large group of people . The village is lovely and the village pub is so accommodating and the food is amazing. We all thoroughly enjoyed our stay , including the dogs .

This was our first time at this property - it will not be our last. My 89 year old mother was delighted with the ground floor bedroom with ensuite wet room. The large lounge catered well for our big group : 8 adults, 2 babies and 3 dogs. We ate all our meals in the conservatory which had lovely views. Amazing house in a lovely location. The house had everything we wanted and it felt grandiose with its massive stair case and landing. Location was lovely and quiet. It's a shame that the back garden isn't enclosed, but easily solved with a lead. We didn't realise that netflix was available until the last night. Beautiful restored Victorian home, with everything needed for a superb stay! Loved our family holiday at Oakbank! Had a tour of the property on arrival and a very interesting brief history of the house. The house is wonderful! Lots of social spaces but also room to get away from everyone if needed. We loved all getting together in the evenings in the lounge. This is a fantastic house for all the family and having a wet room down stairs is a bonus and add to that being dog friendly is just perfect . The room at the top of the house is an absolute gem . The local bar is also dog friendly and does an amazing Sunday lunch.

Stunning property, stocked with anything you could want for. Even had tea, coffee, milk, hot chocolate, jam, honey and biscuits on arrival. A little dog box of treats a poo bags were provided too!
