This stunning property offers a superb holiday experience thanks to its fabulous location, panoramic views and stylish interior, plus it’s close to many great local attractions. Ideal accommodation for all the family.

This stylish conversion is ideally located with the North Devon hub of Barnstaple a short 3-mile drive away, with shops, cinema, pubs, restaurants, and a theatre. The North Devon coast is on your doorstep! Surfers and sunbathers alike can enjoy the sands of Croyde (12.5), Instow (4 miles) or Westward Ho! (10 miles). Exmoor is a 14-mile trip and a firm favourite with keen walkers, with many routes to choose from. Families can enjoy The Milky Way, The Big Sheep, Arlington Court, RHS Rosemoor or the nearby Tapeley Park (all within 20 miles) where you will be inspired by the idyllic Italianate terraces and kitchen gardens. Cycle or walk part of the 180-mile Tarka Trail, a former railway route; stop at the cafe in Fremington Quay’s old station house which also serves home-cooked food.

Stepping inside, you’ll find yourself in the spacious and stylish kitchen/diner. Well fitted and equipped, this spacious room has everything you need to cater and dine with an electric oven and induction hob, built-in microwave, fridge, freezer, dishwasher, coffee machine and an island unit/breakfast bar with a wine cooler and bar stools – a great place to relax and chat whilst preparing a meal. A formal dining table and chairs sit just beyond the breakfast bar offering ample seating for everyone. A utility room is adjacent to the dining area and here you will find the washing machine, dryer and additional storage. Moving through the property, the inner hallway offers a bright entrance area with a handy cloakroom with WC. The lounge sits at the other end of the cottage and provides a warm and welcoming room to unwind in after a day of exploring. Cosy up in front of the wood burner (first basket of logs provided), on comfy leather sofas, with a Smart TV and an array of puzzles books and games to enjoy. Heading back to the hallway an oak staircase leads you to the first floor and a large landing area – a bright yet peaceful spot to sit and read. The sleeping accommodation comprises three bedrooms, all having Smart TVs. These are made up of one king-size room with an en-suite shower room with a shower and WC, one twin (zip and link which can be made into a king on request) and a further king-size room with an en-suite bathroom with bath and WC. The family bathroom completes the accommodation and has a bath, separate shower, and WC.

There is an enclosed garden with a patio area, picnic bench, charcoal BBQ and giant garden games. Soak up fabulous views across the fields to the estuary beyond. A large enclosed seeded lawn and a gate leads across the adjacent paddock to the children’s play area with swings and a climbing frame. There are also a selection of garden games. The property has its own private driveway and designated lit parking area for up to three cars.

If you like peace and quiet and a rural setting, this is for you. Being set within a working farm you are able to make friends with the cows. The property is beautifully presented with good quality facilities throughout. The gardens are real advantage for those of us with dogs and the views over the estuary are a sight to behold. There is ample parking and it is a great base to explore the local towns and beaches. Cottage very well equipped and incredibly clean. A home from home with added benefit of incredible views across to Barnstaple. Ideal location, a few minutes drive to a supermarket of choice and less than half an hour to a host of seaside towns and villages in the region. Already mentioned - ideal for dogs. Such a lovely property in a wonderful location. This was our second visit and it was as we remembered. Loved it all over again. Sarah and Ryan are so friendly. Their children and dog Coco are delightful. Once again we were sad to leave.

The accommodation is first class - extremely clean, spacious and comfortable - with a wonderful garden and fine views of the estuary and surrounding countryside. The owner was very welcoming and the scones, jam and cream were also welcome! We had a great week with only one wet day. Its a beautiful part of Devon to explore.

We loved our week in Devon. Three adults, including one teenager daughter and the family dog. The house is immaculate and the outdoor space is private, and fenced in, which was perfect for the dog. The property is within easy driving reach of local amenities. It is a short spin to the beaches at Instow or Westward Ho! But easy to reach Saunton SandRead mores, Dartmoor or even Tintagel. A warm welcome from caring owners to a beautifully situated and very comfortable house within easy driving distance of the coast, river estuaries and local sites of interest.
