This property is a perfect hideaway on the fringes of the Lincolnshire Wolds, sympathetically restored to retain its old world charm and perfectly placed to explore the unspoilt countryside.

Legbourne offers an abundance of walks; take a relaxing stroll along the stream which will bring you to the local pub. Legbourne Wood (1 mile) is one of the largest ancient woods in Lincolnshire owned by Lincolnshire Wildlife Trust. Cadwell Park (7 miles) is one of the country’s most challenging motor racing circuits which makes a great family day out. Louth (4 miles) is a beautiful little market town hailed as a food mecca with wonderful Georgian streets and many fine buildings . Kenwick Park is 2.3 miles away and offers golfing facilities as well as a Spa. There are several lovely beaches within 14 miles and a chance to see the seals at Donna Nook if you visit during winter.

Step into the hallway and you will find space to store coats and boots, take two steps down into the delightful sitting room with a high vaulted ceiling and stunning views over Mill Stream. The dining area enjoys waterside views and offers large windows and French doors leading to outdoor seating, perfect for al fresco dining. Relax on the comfy sofa in front of the Smart TV and light the wood burner during the chillier months for extra cosiness. The kitchen is fully equipped with an electric oven and gas hob, dishwasher, washing machine, microwave and Alexa is available to answer any questions you may have. There is a double and single bedroom, the single bed incorporates a trundle which would comfortably accommodate a fourth person if required, by prior arrangement with the owner for an additional charge of £40.00. The bathroom offers a shower over the bath and a WC.

Outside the garden is fully enclosed with decking overlooking the picturesque passing stream. Enjoy summer days sitting here getting close to nature; you may even see the resident kingfisher if you are lucky! There is private parking for one car, outdoor dining furniture and a BBQ.

A great conversion, a beautiful setting on the mill pond/stream stunningly lit up at night. Easy walk to the local pub and the village shop, which has a great selection of essentials. Perfectly situated between the coast and the market towns. I'd definitely stay again.

Another lovely stay at the barn by the stream. Home away from home. Better than our home actually as it suits us all to be on one level! Everything catered for and hubby has fell in love with the dishwasher as its all manual at home. A slight glitch with the WiFi was immediately addressed and fixed by Amanda. The cottage was very clean and comfortable and the service from the owner was brilliant we had problems with the door lock and could not turn the key within 10 minites of ringing the owner the caretaker was there with a new key and he stayed until he was sure we could get in and out ok . What a lovely comfortable cottage in an idyllic location for humans and their four legged friends amidst nature. A real oasis of calm. The outside area is lovely and totally enclosed - great if your dog is an escape artist!! The cottage is very accessible for those with mobility issues. Legbourne is in a great location for days out touring the WoldRead mores and also for getting to the coast. The welcome pack and dog treats are a lovey touch. Can't wait to come back!! Hide

The location is beautiful and peaceful. The peace was broken occasionally by shrieking children in the hot tub in the adjoining property but apart from this it was fine. Like other people have said it feels private despite being part of a complex of buildings. The Barn is really well equipped with everything you need for cooking and eating. The Barn by the Stream is fab accommodation which is difficult to criticise. From a personal point of view, we would have preferred a firmer mattress and are used to a bigger double bed. The outside chairs could have been a little more comfortable too. However, we really enjoyed our stay and wouldn't hesitate to recommend to others.

A lovely village people very friendly pub food great in the the royal oak(the splash), plenty of good walks for you and your dog.Made very welcome in the pub!!!! Lovely and quiet along the stream walk down mill lane.

Very clean, has everything you would need. Ideally situated between the town and the pub. Lovely bottle of wine, doggy chews and some amazing biscuits were very welcome surprise. Plenty of space, dog got wet a few times but easily mopped up. Very comfortable settee and beds. Absolutely perfect. The attention to detail is a huge statement of what a wonderful place theBarn is. Lots of care has been taken to kit the house out to make it feel like a home. Lovely stay at The Barn by the stream, everything you need is there, local shop 5 mins walk away. Lots of walks for the dogs, loved walking to the Royal Oak pub by the stream. We visited Gunby Hall (national trust) Theddlethorpe beach,Chapel St Leonards,Louth Town centre.Bad weather forced us to stay in for 2 days but it was warm and cosy and nice Read moreto chill out. Wonderful peaceful place to stay in a super village location so close to village amenities with a short drive to the wonderful beaches. The Barn was an absolute delight and had everything that you require and very tastefully furnished. So relaxing sitting outside on the deck by the stream.

Far from the madding crowd, a spacious accommodation for 3 people. Wi-fi is not too fast, but adequate. Mattresses getting on bit, but otherwise very well equipped. Louth is a treasure just 10 min drive away. Great place for some peace and quiet.

Beautiful barn, very comfortable. Fully equipped with everything we needed for the week. Location good for exploring the local area. Shop in Legbourne excellent, and The Splash pub in easy walking distance. Lovely week in sunny Lincolnshire.

Superb little barn with an abundance of wildlife around it. Surrounded by other properties but because of the trees, it felt private and very peaceful. Everything has been carefully planned by Amanda and includes hairdryer, Iron and mini ironing board. My hubby couldn't get the tv connected to the internet but there is a signal booster plug to the Read moreright of the lounge steps. Switch it off and blow on it and it fixed the issue! we had a great week in that lovely house. everything was in very good condition and there was nothing missing. we spend a lot of time outside in the beautiful countryside. Two of the highlights to us has been the Cheese shop and the market at Louth.

Just about every need was catered for within the kitchen and the array of equipment was amazing. The beds were comfy and spotlessly clean with spare bedding for the more nesh. It was spacious and charming and the location was second to none. The welcoming chocs and wine were appreciated and Alfie (Westie) even had his own treats bag. The wildlife wRead moreas wonderful and Amanda very helpful. Everyone that we met was so friendly that we didn't really notice the awful weather. Hopefully we will be back. Hide

Attractive property, very comfortable beds, very clean and great wi-fi reception. I would imagine it would be idyllic for a chill out week in the warmer months; unfortunately we were not lucky with the weather. Narrow entrance gate if you like us have a wide vehicle. A good place to stay if you enjoy walking. The local village shop is amazing.

We had a super time at the Barn by the stream. Very comfortable, well equipped and in a lovely location. The weather was quite kind for March and we even had three fleeting glimpses of the Kingfisher. Would highly recommend for a quiet and peaceful holiday.

The cottage is located in a lovely, friendly village. The pub is a stroll away. The nearby walks soon get you to open land for great dog walks. The dining area is a good place to sit and watch the wildlife by the Mill stream and our dog liked that area too. In the summer the patio would be well used.
