Situated just a short walk from the farm you can enjoy plenty of peace and quiet whilst catching sight of the beautiful Highland cattle, Welsh mountain sheep and majestic Red Kites. Speak to your hosts regarding a farm tour where you will learn more about this award-winning organic farm and find all kinds of animals including a peacock and an alpaca and his emu best friend. Head out for a tasty picnic by the nearby lake as you explore more of the natural surroundings across the fields and woodland areas. The local pub is just 2 miles away and you can find plenty of eateries and shops to restock the cupboards, in the market town of Newtown just 3 miles away.

Enter into this fabulously refurbished cottage, through the front door and into the hall, where you can kick off your shoes and hang up your coats. Next to the hall is a spacious and bright shower room with a double-headed shower and WC. Moving through the property you find that the downstairs level is beautifully opened up, showcasing the beautiful structural design and creating a lovely social space. The rustic country-style kitchen with a traditional porcelain sink is well equipped with a gas oven and hob, microwave, dishwasher, fridge, freezer and washing machine. Step through from the kitchen to gather around the dining table for a hearty feast or a game of checkers, before snuggling down on the soft leather sofas in front of the fire to catch up on your favourite TV shows. Head up the beautifully crafted open staircase to the first floor where you will find a large landing that doubles as a quiet reading space or study area. To your right is a bright and airy bedroom with a super-king-size bed which can also be made up as two singles and lovely French doors that lead out to a small balcony. Across the landing, you will find the family bathroom with a quirky French Sitz bath and WC. Finally, you have the master bedroom with a king-size bed  to enjoy those relaxing mornings with breakfast in bed.

Outside, you have a large enclosed lawned garden with a separate patio area for the hot tub, BBQ and garden dining set. A spacious cabin with fold away bed is also situated in the garden and can be used as a fun kid’s den to play games or hang out or as safe bike storage. There is plenty of space for off-road car parking for several cars at the front of the property which is gated.

We had a lovely long weekend at the College Barn. It was very comfortable and theres lots of great places to drive to. It was also nice to relax in the hot tub and enjoy the lovely views and peace and quiet.

Amazing cottage, location, and support from the host. It had bags of character, combined with great fixtures, fittings, and amenities. The kids had an amazing time around the farm, and loved seeing all of the animals around the cottage (when they weren't having a blast in the hot tub). Loads to do in the local area (vintage railway trips, Powis CasRead moretle, Gregynog Hall, etc.), plus we took a quick trip to the beach in Aberystwyth which took less than an hour to get to. Hide

We thoroughly enjoyed our week long stay in the peaceful and restful college barn, the surroundings are particularly beautiful and the facilities at the barn are perfect. We have brought home fond memories of your livestock, which we found utterly delightful to literally have right outside the windows most mornings to greet us. We do these types of holidays often with our dog, and have to say this was our favourite! Beautiful cottage in a gorgeous, extremely private location. Clear nights sky is is incredible here due to no light pollution. The highland cows that come to graze in the fields around the property are lovely. There is silence, no traffic, and no one to disturb. It's easy to get to Newton where you can buy everything you might need. A perfect place if you want to break away from the big city.

Stunning cottage in a fabulous location, if youre looking for a getaway with peace and isolation, whilst not being too far from major shops - The College Barn is ideal. Full of charm and in the midst of nature, with the luxury of a hot tub. Great hosts, had a fabulous weeks break!

Beautiful place in the middle of nowhere, peaceful and quiet with calming views, close enough to the nearest town. Owners made us very welcome with the little gifts they left for us as well as very informative folder with local take aways and things to do. I would highly recommend this place! :)

Beautifully converted barn in a very peaceful rural & remote setting. Fabulous views all around if nothing but the Welsh countryside. Inside is also beautifully converted with exposed beams & the most amazing fireplace. Hot tub is great & the fully enclosed garden makes it perfect for your dog. Overall thoroughly recommended

What an outstanding cottage in a great setting with lovely owners and as many animals on the farm as you could wish for. The area is great for sightseeing too. We could not recommend it enough.

Perfect week, in a great location. The owners have managed to keep the balance between renovating the property but keeping the traditional look and feel. The little extra touches make a huge difference. The hot tub makes the place truly amazing. House is beautiful, nice and warm - hot tub a good size and cannot fault anything. It was great to look out the balcony to see alpacas and the emu every day. Cant fault the place, felt like out in the country but shops 10 minutes away which was great. This is a beautifully restored cottage, and the location is simply stunning. It is completely private, with only the local wildlife wandering by! We absolutely loved it.
