Situated down a 0.5-mile track into the heart of the forestry, within Exmoor National Park, this cosy apartment provides guests with tranquil surroundings in every direction. Feel the crackle of twigs beneath your feet with a choice of public woodland paths from your doorstep, or simply relax and enjoy the peaceful surroundings and flow of the river. there is ample opportunity to explore local beaches and hidden coves, including those at Lee Bay and Woody Bay, whilst the wide stretch of sand at Woolacombe is just 18 miles away. In addition to these stunning coastal spots, guests will also be able to take pleasure in the historic towns of Combe Martin and Lynton and Lynmouth with its iconic Cliff Railway, both within 10 miles of the property.

Upon entering the apartment you will immediately notice the fabulous blend of original and contemporary features throughout. From the original exposed beams to the open-plan design you will not be disappointed. The kitchen area is well-equipped providing everything guests need for a convenient stay, whilst the dining table sits guests comfortably, there is also a breakfast bar which is perfect to sit with a cuppa and plan the day’s adventures ahead. Onwards again will bring you to the living space which contains a comfortable sofa from which to enjoy your favourite films on the Smart TV. There is a doorway separating this space from the bedroom which holds a king-size bed, ample wardrobe space, and a dressing table. Completing the apartment is a shower room.

Directly outside the front door guests have their own private outdoor seating, an ideal spot to enjoy your favourite tipple whilst watching the sunset. There is a shared utility room directly below the apartment.

Access to the cottage is reached via a narrow private lane with speedbumps. Parking space available.

A great place to stay in beautiful surroundings. Lovely walks and the Community store sells lots of local produce. The scones, jam and cream along with the milk and biscuits was a very nice touch an very enjoyable. The Hunters Inn is a convenient stop when walking to Heddon Mouth or Woody Bay with fantastic local beers, ciders and food.

Cottage perfect for a couple, if you want somewhere quiet this location is great & just for you spotlessly clean with wonderfull walks nearby. The cottage is very well equipped but unless you intend eating out all the time bring your own food as the nearest shops are quite a drive away but the lovely touch of scones etc on arrival was much appreciaRead moreted. The only problem we encountered was when the Wi-fi dropped out & we had no way of re-booting the router as it is in another cottage. Hide

Cottage location was just perfect , lovely walks, very peaceful, well equipped, nice sound of water running past cottage , and beautiful gardens to look over , we found the fox and duck in Parracombe great quality for food .didnt want to leave. Very dog freindly place .

WOW! Amazing fresh clean smell as you walk in - I want the recipe! Finding it was difficult as the sign shouts private drive and not Heedon Valley Mill, they are changing this I was told. Trust your sat nav (we didn't) and follow the drive down alongside the stream. The stream beside the property is amazing, great photo opportunities to be had! The cottage is lovely and cosy, clean and well maintained. The dog absolutely loves staying and exploring the woods. We have stayed here before and I am sure we will be coming again The welcome pack is a lovely gesture also.

This little gem is situated in a stunning peaceful location within a beautiful lush valley. The walking was great straight from the house too. The accommodation was toasty warm on a cold winters break and was spotlessly clean. Homemade scones on arrival was a lovely touch - thank you so much. We'll definitely be back :)

The accommodation is wonderfully clean and a welcoming scone, cream and jam much appreciated. Mike was a great and came to our rescue when we got hopelessly lost trying to find the cottage. That is our only bugbear really - the signage. The cottage is set in lovely grounds that offered great scenery. Amazing location out in the sticks, the sound of the river was wonderful. Accommodation clean with everything that you need Bed too firm, resulting in early risers. Heddon Valley is well worth a visit, takes about 30mins, through beautiful scenery, stopped of at Hunters Inn, for a well earned meal, which was very tasty.

Lovely spotless and well equipped accommodation in beautiful surroundings. Dual aspect throughout. Bedroom had windows on three sides and the sound of the river at night was very nice. Bed v comfy. Scones, jam, cream were delicious and milk v useful. Weather glorious thankfully. Bad weather would be a pain in this location. Peace and quiet in beautiful surroundings. Definitely off the beaten track but we enjoyed our stay. Excellent little cottage, clean and comfortable.

Excellent location slap bang amongst nature for a relaxing break in a wonderful little cottage that was so clean and well furnished. A welcome basket of Devonshire scones, jam & clotted cream a lovely gesture that was well appreciated. My Alaskan Malamute appeared to equally enjoy the environment!!

The cleanliness of meadow cottage was second to none. Absolutely flawless. The welcome pack and extras to start your holiday were a pleasant surprise, and the staff were both friendly and helpful. I would definately recommend a stay to my family and friends.

Meadow cottage is located with several other dwellings on the site, the site is set in beautiful surrounding along side the heedon river, its can be tranquil ( dependant on others staying in the adjacent dwellings). Fantastic scenery and walks and the gardens and surrounding valleys were absolute heaven. Cottage was spotless and well equipped and we were even left scones, jam and clotted cream as a welcome. I cannot recommend highly enough.

Great location for walks. Cottage was very clean and well equipped. 30 minute walk to The Hunters Inn for food in the evening. We enjoyed our walk to Heddons Mouth along the river.

The cottage was lovely and very clean. It had everything you needed for our stay. The grounds in which it was situated were absolutely stunning. Mandy and Mike were very friendly and helpful. We really enjoyed our stay.

Absolutely beautiful peaceful setting. With the river running by making it almost magical. Cottage was modern week equipped and brilliant heating for those cold days. Very clean and well presented. With a lovely welcome and on hand help if needed. Very much recommended great value for money too.
