Set in a peaceful location on the outskirts of the Scottish Borders amid the beautiful rolling Moorfoot Hills. The property is within easy reach of the city of Edinburgh (14 miles) with effortless access to the city centre using the Park and Ride, or by train from Stow (8 miles), with its fantastic leisure and shopping facilities, and an array of museums, theatres, castles and heritage sites to explore. Soak up the beautiful scenery and stop off at great attractions that the Scottish Borders have to offer with Galashiels, Melrose and Pebbles all being within 22 miles and boast an array of quirky shops, restaurants, friendly Inns, art galleries and historical landmarks. The immediate area is a paradise for walkers, cyclists and mountain bikers with numerous country tracks and forest trails to explore.

On entering this beautiful home, step into the entrance hall and hang up your coat. Next is the spacious open-plan lounge/kitchen/diner. Take in the views of the surrounding countryside through the patio doors that lead out to the decked terrace. Relax on the comfy sofas and enjoy a movie together on the Smart TV and on those cooler evenings enjoy cosy nights in front of the lovely wood burner. There is a spacious dining area where you can enjoy a family meal and the kitchen has all you will need to cook up a storm. There are three bedrooms on the ground floor: one king-size with an en-suite, one double and one twin. There are a further two bathrooms and a convenient utility room with a washing machine that leads out to the decked terrace. Heading up the stairs are two light and bright bedrooms: one king-size and one twin.

Outside, you have access to the undercover decked terrace with garden lights, a seating area, a charcoal BBQ so dining al fresco is a must. After tiring day exploring the local area, soothe tired muscles in the private hot tub. The communal woodchipped play park is perfect for children to play or take a seat by the beautiful pond in the middle of the garden. Please note the pond is unfenced so please take care.

Beautiful house in a stunning location. We went as a party of 6 and we found there was plenty of space for everyone. The house was immaculately clean and well presented. The hot tub was amazing, especially watching the snow fall while in there! It is a bonus that it is covered. There is plenty of fridge space for all your requirements. Under floor Read moreheating in parts was a nice addition too. The perfect retreat being only 30 minutres or so from Edinburgh We will definitely be back. Hide

Amazing venue and incredible atmosphere. Spacious and welcoming reception area, fully equipped kitchen and dining facilities. Landlord was amazingly helpful. We will be defo coming back.

Beautiful location, so peaceful. Very well equipped home with excellent hosts. The house is spacious & Bright. Beds comfortable & great storage in rooms. Owners on hand for any problems & very responsive. Highly recommend this home.

A really lovely cottage with gorgeous views in a great location. The sofas and double bedrooms in particular were extremely comfortable and the hot tub is a fun addition to the outside area - it was quite windy when we visited (in mid-September) and the hot tob provided a lovely escape that let us sit out in all weather! We had an amazing stay at this gorgeous holiday home. Very spacious and modern property with an outstanding view. Plenty of storage space for larger groups. The hot tub was a great addition for a weekend away. Location was great for local walks and getting into Edinburgh whilst also being in a rural quiet location.

Exceeded hopes and expectations. The owners have a wonderful understanding of visitors needs and are warm, welcoming and very helpful neighbours. The clean, spacious open plan accommodation made catering fun as a family, with plenty of privacy for peaceful moments. We were able to walk and jog before touring and then return home to the delights of Read morethe hot tub. Set in wonderful surroundings, it suited our family perfectly.
