This beautifully and lovingly restored retreat has been converted with exceptional attention to detail and is perfectly located on a non-working farm, amidst the picturesque countryside. Walkers can enjoy a number of country walks on bridleways and lanes directly from the cottage. The charming market town of Tiverton is only 3 miles with its pretty canal and you can take an excursion on a delightful horse-drawn barge, one of the last in the UK and a hit with visitors. The awe-inspiring Exmoor National Park is nearby, providing excellent walking. Visit the National Trust properties of Killerton Estate (14 miles) and Knightshayes (4.5 miles). For an array of water sports including kayaking, paddleboarding and sailing, Wimbleball Lake awaits you, a mere 15 miles from your retreat.

Step inside this stunning property and you will immediately find yourself in a beautifully light and spacious entrance hall. Head upstairs from the hall and into the fantastically appointed open-plan lounge/kitchen/diner with a feature apex ceiling with exposed beams, bespoke lighting and large glass windows that frame the panoramic far-reaching countryside views. This brilliantly sociable room is made for relaxing, with a well appointed kitchen with a great range of appliances and a dining table, which is perfect for relaxed family meals or a special celebration. Stairs lead to the lounge area where you can relax and enjoy a movie on the Smart TV or curl up on the sofa with your favourite book. Completing this floor is a useful separate WC. Heading back to the entrance hall, you will find the first of the two beautifully decorated bedrooms, a king-size room with an en-suite shower room. The second bedroom is accessed via six steps, a twin room with a zip-and-link set, which can be made into a super-king-size on request, with an en-suite bathroom. Completing the accommodation is a utility room which is located off the hall.

Outside, you will find a south-east-facing patio next to the entrance door with a bistro set of table and chairs which makes for a great sheltered breakfast location with lovely views across the fields. On the patio, there is a spray hose for boot and dog washing. Immediately in front, you will find an enclosed garden where you can either enjoy al fresco dining with a gas BBQ and outdoor seating or relax with a good book.

Wonderful holiday accommodation. Extremely well equipped, nicely laid out and very comfortable. Thermostat in every room so the temperature can be adjusted. Beautiful views and walks all round. This cottage is in the perfect location to get away from everyday life and to explore this amazing location. The cottage was very clean and had everything that we needed for our time here and the owners are so friendly. The warm welcome from their dogs was lovely and definitely put a smile on your face.

Well equipped barn conversion in a scenic rural location. Lots of attractions close by including Tiverton, Taunton and Exmoor National Park. Very dog friendly, including a warm welcome from the owners dogs! Shame the weather wasn't a bit nicer to use the garden seating/BBQ - maybe next time!

Magnificent gem in the heart of Devon. The cottage is perfect: impeccable and full of amenities sometimes better than your own home. The East Linhay is a wonderful holiday retreat. Its central location makes for easy travelling all over Devon, but it is so comfortable that we found ourselves happy to stay close by also!
